So far the most common answer to this question is: My landlord is selling the place. Now when do a search on the internet for their current place, it is NOT on the market.

I can only conclude that this is the undertow of the eviction moratorium dregs.

Almost everyone's credit score is under 600, unstable work history, minimum previous rental experience, if any. Almost all have pets, ESAs and smoke.

I agree that landlords are fixing them up before selling. If landlord's just wanted to sell, they could sell with a tenant in place. Instead, they are essentially flipping properties they already own. The overpriced ( ?) homes that retail buyers want are move-in ready. And new/ updated finishes are a MUST. Mostly.

Or, that's what I am seeing. Look for Cimba's postings on this forum. He has been selling his SFHs as tenants move out. But first, his crew gives them the Cimba touch. Beautiful!

Last tenant I placed (a year ago,) said that. And sure enough, her old address eventually showed up on MLS with a beautiful redo. I'm happy with her as a tenant, though we had some bumps in the road at first. But now, things are going well. One thing to note, my tenant took very good care of that property, and takes good care of my house now. It was the finishes that all needed major updating at that house. It wasn't my tenant's housekeeping or furnishings that needed attention to get top dollar, I'll tell ya! --70.92.xxx.xxx

BTW, Cimba also does a beautiful job with his rentals. Hope I didn't imply that he doesn't. My tenant wasn't his tenant, though he owns quite a few in the area where my four meager units are. A Cimba house is easy to spot. Look for one of the nicest on the block. --70.92.xxx.xxx

People with low credit scores usually have a addiction problem along unstable rental history and some even have unpaid utility bills. Not only is only is there rent arrears but also a completely trashed out rental unit or house. Most areas the price of a single family house is at all time high where if paid off living off a investment is much better then rental income. On this street a basic three bedroom house is $750,000 plus. Housing requires constant repairs and renovations where a investment no additional money is required. --68.69.xxx.xxx
