Periodically I check on my tenants on the public court case info online to make sure there isn't anything going on I should know about. (Planning purposes)

Routine check showed one of my tenants arrested for giving false info on criminal history check, in not one but 2 different locales (seemingly by the code # pertaining to gun sales or in that section).

My concern is if convicted, it is listed as a class 5 felony, unless it is pled down or amended, it will probably result in the loss of their job (USPS).

Would you just give 30 days' notice, and start over? This unit is under market rent by close to if not $100.00 anyway.

i wouldnt do anything,even if they loose the job they may pay you or get another job quickly.If they are in trouble for lying on the form to buy a gun then they already had a record which didnt seem to stop UPS from hiring them so i dont see why UPS would do anything about this charge.I would not do anything until you dont get paid then i would start an eviction like any other non payment situation --74.77.xx.xx

It might be it happened as a juvenile, thus not showing up on my original search. It also mentions if you ever have a restraining order filed against you it must be divulged. You must also include having ever been admitted for mental problems (hospitalized). Any of which may be the problem here.

I wouldn't throw out a tenant with a good payment history on a suspicion that they might have trouble paying rent in the future. Be patient and wait see what happens. --107.141.xx.xxx

A partner in a fourplex found out that a tenants son, over 18, had been breaking into apartments in the area to steel things that could be sold to buy himself drugs. I told the partner to keep quit and not say a word to anyone else, especially other tenants until we consult with our attorney. Instead my partner became a blabber mouth and spread the news to selected people.

One tenant who wasn't told that that an occupant in the building was a thief and a drug addict had been broken into and had jewelry taken. The tenant then demanded my partner replace the jewelry because the partner/owner had knowledge and didn't take the proper action that allowed the robbery to take place.

So "we" had to pay the tenant the value of the stolen jewelry and evict the tenants with the criminal son. --47.155.xx.xxx

Robert, that must have been what was bugging me about this. Since it is concerning guns and or illegal purchase of same, for what purpose? Either someone is using their gullibility, or they may be doing something illegal on purpose?

Either way, it seems like trouble is coming and I don't feel comfortable about it.

they're are ton's of openings in law enforcement. sign up or shut up and be a LL.

As far as checking records-- we do that all the time especially when we have payment problems. We can see if someone has possible garnished them to get ahead of it. --99.103.xxx.xxx
