If there are a number of rental units the best option is to go with a commercial front load washing machine and natural gas coin dryer. A front load washing machine uses 40 per cent less water along a less hot water. Natural gas coin dryers cost less to operate. Visit some local coin laundromats then compare prices. Not sure about it being more convenient to do it in your building. At a laundromat you can do multiple loads at once, wait in a pleasant environment (not some dark basement) and keep an eye on the progress instead of going back upstairs and risking another tenant taking your stuff out and throwing it on the floor.
