On my digital application, I have a section titled "Select Optional Amenities". Beside each item I have a price. For example: " +$49 per month: Washer and Dryer rental (availability not guaranteed)".
What other a la carte amenities do you offer your applicants?

I know I know. But we do a complete outfit of USED appliances, and just rip and replace when they die. We pay $150 for a washer or a dryer, $200 for flat-top stove, $150/$200 fridge. It is easier, faster and CHEAPER to replace them than repair them. Plus it takes WEEEEEEEKS to get an appliance repair here, and that's if it's NOT under warranty. If I can get a decent one installed for about $300 divided by 12 months = $25 to pay-off.
So, using that formula, it would be c. $25/month.
I already install ceiling fan rated boxes during renovation, and if rewiring a house, will put the wires in place for a switch. So that is not an issue down the road.
If this was not all already in place, of course, the installation would be more.
It really just depends on the cost. And how much more rent they can qualify for.

TV wall mount is only $5.
Again, the wall is pre-wired with cable & an outlet up high, during renovation - plus solid wood to screw to. So the actual installation isn't much.
Doggie door - I don't know. Haven't done one yet, but I'm open to it. Particularly with the house I have coming up with the nice big fenced yard and back door that opens up into the fenced area. I do need to research that. --68.229.xxx.xxx |

Or a chest freezer or extra fridge in the garage.
A lawn mower.
I don't do any of these, so I don't have any suggestions on prices. But I may add them to my application too.

Upgraded faucet(s)/shower fixtures, patio, professional closet organizer, countertop dishwasher, additional kitchen cabinets or island, newer carpet or flooring, tongue and groove wood ceiling, new light fixture(s), beadboard hallway coat rack, garage, parking space, artificial electric heater (very nice ambience), street parking permit, cleaning service, carpet cleaning.
Over the years I have offered one or another from the above as an incentive or move in gift o snag an excellent prospect who is on the fence, or exceptional tenants who are upgrading from one of our properties to a larger of our properties.

If there is an upgrade already in the house from before - it is an amenity that adds value & more rent right from the beginning of their occupancy.
If it's added (paid for) by me "for them", whether as an upgrade before move-in or an anniversary gift - it is still part of the value of the house that they are RENTING. They do not own any of it.
There is a clause in the Rental Agreement that any modification installed by them (they pay) with Landlord's permission, becomes a permanent part of the premises and stays when they leave.
So, only things that add value to the property are installed, and they stay there so the upgraded unit is worth more rent to the next tenant, too. --68.229.xxx.xxx |

Cool idea including it on the application. That way they clearly say "yes" or "no" to an upgrade and you set the expectation up front that those little extras will cost them extra. I like it not only as a possible revenue stream, but also from that point of clearly communicating that what you pay for is what you get. We've all had those renters who expect this or that just because they don't tear up the place.
Add on ideas:
1) upgraded appliances - new vs used I normally buy
2) window AC units for upstairs bedrooms
3) once per quarter carpet cleaning
4) security system with or without monitoring
I'm sure we can come up with more. I recall at one convention Jeffrey had a speaker who discussed all the extra revenue streams one could think of.
