I raise all the rents. In MA , we have to terminate the current MTM Rental Agreement ( with one full rental period) and offer a new Rental Agreement at the new rate. Several tenants have gone radio silent. How long do you give them before you push the issue? Technically they need to be out by the end of this month if they aren’t signing the new agreement. If I have to resend, I am doubling rent raise.

I’m fortunate to not live in a tenant-friendly state, but I have automatic raises in my lease and use clearnow as my only method of rent commection. When renewal time comes, I go onto clearnow’s website 30 days in advance and increase the rent. I don’t even notify the tenants unless I raise more than the minimum specified in the lease. --73.177.xxx.xx

RentsDue, when I sent out my rent adjustment letters, I always have a respond by date usually it's 2 weeks before their current rental agreement ends. If you sent this out on or before May 1, 2022 then IMO you should follow up with your moving out packets so they know what to do before the end of the month. It should also hopefully inspire them to $hit or get off the pot as far as agreeing to stay another year. --72.93.xxx.xx

I could have worded it better by saying I live in a landlord friendly state. VA doesn't have the crazy restrictions that Tenant friendly states like MA, NY, and CA have. --73.177.xxx.xx

I always word my requests that there is a default answer to a default behavior.

**********EXAMPLE************

May 15th, 2022

Dear Mary, congratulations on almost another year with ABC Rentals. Your lease is set to end on June 30th, 2022. If you would like to extend, there's nothing to do. We will be increasing the rate by $50/month, starting on July 1st, 2022. If you wish not to extend, I will need your 30 days written notice received at our office no later than 5 PM on June 1st, 2022. Thank you.

If no response, then the rent goes up $50/month They must DO SOMETHING (send written notice of non-renewal) or we go with whatever I propose.

Btw, this is the OLD way I used to do renewals. Today, my lease auto renews unless they give notice on time, and the rent bump is automatic unless I do send notice that I want more. So most times I do this notice as a courtesy only and it's more like "Congrats on your lease renewals, your new rent will be $XXX starting July 1st...."

Years back, before the pandemic, I gave a few tenants a rent raise that they didn't respond too nor pay the additional rent -- only a 3% increase. So I sent those a text message plus a few emails. That got some of their attentions.

For the rest, I posted a "3 Day Notice to Pay or Quit" on their front and rear doors. Pay or you will be evicted. This got their attention. They called me back quickly. One tenant called me at 7PM on the 5th day. Since weekends and holidays don't count as a day, they had until 12 midnight to get me a check. I gave them an extension. Instead of 10 midnight, I allowed them to place a check in my mailbox by 10AM the next day. I have the best and strongest mailbox by my curb mounted to a 500 pound brick/cement base.

At 9:58am I waked to may mailbox, a few hundred feet from my house and they just pulled up with a money order. They thought I was serious about evicting them over a 3% rent increase. I would have waited 30 days but decided to paly hard ball and it worked. This is before the pandemic. Now I am not entitled to any rent until April 2023. Including the last 39 months.
