Some times you just can't make up this stuff up.

I typically reach out to each person before doing any showings. I make sure that they realize that I will be doing a credit check, income verification, criminal background and rental history check on all adults. I ask them if they have any concerns about the process in advance so that THEY are not wasting time or gas.

So yesterday, I had three showing and scheduled them back to back to back. A person in the second group pulled me off to the side and said that he loved the place but wanted to know my thoughts on stabbings.

Ahhhhhh talk about an awkward manner to bring up a serious topic.

Its not like I could say that I love to stab a nice juicy steak. I was caught off guard to be honest. I said I review every as HUD tells me do so, but do you believe having a criminal background is going to help you?

He furthered his statement by saying that he was a kid 9 years ago and was drinking under age.

In my mind I bungled that response because of how strangely it was phrased.

Violent felonies, reject. So, the guy drinks and he gets violent when he drinks. The chances that he has matured into a cheerful and good natured drunk are pretty slim.

That was an odd one. If he truly was a kid then it is unlikely to be on his public record. I'm betting his definition of kid and the state's definition are two different things.

Makes you wonder if he states it that way just to put people on their heels so he can control the situation. Likely why he resorted to stabbing someone in the first place, because he wasn't able to be in control. Not one I'd want to have to evict. --209.205.xxx.xx

I have a tenant who spent 10 years in prison for assaulting a police officer. He was honest about it during the application, it was 22 years prior to him applying to rent, and he had no legal issues since and had a good credit report. He's now been a tenant for 4 years with only minor issues.

When he mentioned it to me at the showing, I said "I don't make the final decisions...our board does. All I can do is put things honestly on my summary. But the fact that you mention it up front shows your honesty. I will mention that in my summary and that will work in your favor." --99.92.xxx.xxx

Hoosier - I too would absolutely take that person that you identified if the credit, income and rental histories all checked out.

I would think differently though if the same person started off the conversation - How do you feel about assaulting the police. --24.101.xxx.xxx
