So after interviewing background checks and talking to previous landlord we thought we found our perfect tenant she's been living in the neighborhood since 2009 spoke with her landlord and neighbors and all sang her praises however now we're finding out that she's very high maintenance before I move in she asked if we could install central air which we didn't have a problem with seeing how we figured that add value to the home before she moved in we had all the carpeting professionally cleaned walls painted tile and grout professionally cleaned windows cleaned and they are currently having the landscaping trimmed and or removed she finally moved in last week and now she's complaining that she didn't feel that the stove and dishwasher were clean enough for her liking she also wanted us to install security lights which thankfully we already have on the house but getting back to the cleaning I did clean everything like I said most of it was done professionally how clean is clean I mean I lived in the place for 2 weeks before she moved in and I wouldn't hesitate to move back there again at what point can a landlord say sorry you don't like my cleaning skills --174.211.xx.xxx

I had a tenant (two middle aged sisters and their elderly mother) complain that the clean house was not clean enough, with a long list of details. I told them that I fear they will not be happy and that I was not going to make myself sick worrying about their move-in standards. Thank you, goodbye! I refunded all of their money.

I had new applicants already in my wait list, and had it re-rented in only a day or two. I hope my "not clean enough" people found a unit to their liking!

After going to a Mr. Landlord Seminar, I learned I should have in one of my apartment buildings a "Standard" unit, a "Deluxe" unit and a "Custom" unit. All at different prices.

So when the market was down and everyone had lots of vacancies I did the following:

A "tandard" unit with 2 year old paint and carpeting and used appliances going back 5 or more years. This was back in 1998, and I was asking $695 for the Standard unit.

Then I showed the applicant my "Deluxe" unit. It had hardwood flooring. New paint and all new appliances. I was asking for this unit $895, with a parking spot.

So this applicant only wanted to spend no more than $750 per month. She wanted for an extra amount a new refrigerator, parking for a small car and a window air conditioner.. So I upgraded a Standard unit and made it Custom for this tenant. --47.155.xx.xxx

before they are in your place-- the happy -- your not getting this place clause.

Can't tell you how many times PROSPECTS are looking and come up with this: is this place ready to rent? Why yes it is. WHY? well there's a tile in the bathtub thats cracked-- what are they going to do about that (as an example).

I immediately start turning out lights and tell them the interview is over. We are not compatible. Keep in mind the place is spotless.

She sees you bending over backwards to cater to her every request and is taking full advantage of you. I’d tell her it was professionally cleaned prior to offering it for rent and she is free to clean it further if it’s not up to her standards. And further, if that is not acceptable you will refund her deposit/rent and she can find a place that better suits her needs.

I have used this approach several times with good results. It not only tells her “no” it gives her and out if “no” does not satisfy her. --75.89.xxx.xxx

I do a walk-through / interview for the prospects who have passed the written screening process.

I can remember at least 3 or 4 prospects who wanted this or that changed. And my response is No Changes rent As Is. But for someone to ask for a Central AC system. WOW. My suggestion to you is to find a way to get rid of her. This will get worse.

Thanks for all your replies at this time I am just installing the AC mainly because my husband feels that will add value to the home for future renters or if we go to cell plus we know someone that does that so it's not like we're paying full price I have since responded to her other request which minor and have told her no that the house is as is so I think she pretty much knows that we've done enough unless it's a safety issue don't bother me --174.240.xxx.xxx
