Back in January I offered my difficult tenant the Happy Clause, unfortunately they didn't take it.

Lease ends in June...I'm counting the days. BUT, back in Feb. it came to my attention that they moved in unauthorized tenants. Cure or Quit notice served, got a call with all sorts of apologies, blah blah blah, BS stuff.

Bottom line, as much as I want them gone, they agreed to fill out applications, be added to lease and pay an extra $500/month. An extra $2500 by lease end.

That'll pay for my Cruise to Greenland next year!

Don't know if they've actually come up with the additional cash yet but if not, you might want to put your cruise on hold while you are working on the eviction.

dino.Feb, Mar and April rent paid in full. The 2 extra tenants were added to the lease. The original tenant is wanting to purchase a house and they have made sure rent is paid on time every month.

And the cruise was booked and paid for months ago.

They just thought they'd slip in extra people (tenants kids) .... said they were evicted because they refused to get the jab and had nowhere to go. I call BS, but that's their story. --67.143.xxx.xx

Congrats on getting paid! I'm curious, though, why you say "I chose rich" as if to say you didn't choose "right". I think you got BOTH since they complied with your terms of adding them to the lease and you got an extra $500/month!

These are adult children, with jobs. The original tenant is getting their ducks in a row to purchase a home and makes sure to pay rent on time or early. I did a home inspection Friday and the place is clean and tidy, well as tidy as a 780 sq ft house can be with 3 adults living in it.

I have kwikset smart locks on all doors, and will reset immediately after they leave.

After posting a cure or quit notice, tenant called a few days later, explained the kids had to move because they refused to get the Fouchi Ouchie. I call BS. End result remains to be seen. Lease end June 30. --174.198.xxx.xxx
