Have an applicant applying to rent, has a 4 year employment history, but they also have a Red Heeler/Lab mix dog in tow. The dog was brought with on request while showing up to view the apartment..... and lets face it , it was pretty manic, running all around the apartment, like a motor... and its medium big sized- not exactly small.
In fact, I'm not quite sure if its fully grown.
The claim is that it was a service dog with the Red Cross but injured its mouth 8 months ago, but he also says the dog is just 2 years old(??) He went into great detail about the dog having a blocked salivary gland, a wire in its jaw, showed pictures of the dog with a swollen mouth saying that's when it happened, and says no worries about it chewing anything because of the jaw issue.
But it was manic.
He says: excited to be out and about.
I asked for paperwork on the Red Cross thing, and he says he lost all that in "the fire" (which is why he is looking for new lodgings- something he immediately told me about in first conversation). He's now staying at a hotel and looking for something asap.
The apartment we're filling is just a small upstairs one bedroom unit, though it does have a fenced yard, and there is a large park nearby.
He's fine with it, and likes it.
He says he has no problem crating the dog in the apartment while he's gone, says it is used to that and appears to be a dog owner interested in giving it exercise. He showed it was well trained my making it sit and roll over, stay, etc.
I wouldn't want it to be crated, but I just don't know.
I looked up "Red Heeler" online and it said it is NOT a breed suited to live in apartments, it needs constant exercise. I also know from experience that labs are very high energy. It looks like the perfect storm combo.
He could be a good renter, even offered to put several months down. Decent job. He will put down a pet deposit.
What am I missing? What could go wrong.

The dog's behavior was the first big clue. Service dogs are not supposed to get "excited". If anything for a minute or so. Clearly not trained-would even doubt it is a "service dog". Find another reason to decline. Why is the dog home all day as a service dog? The less you say, the better. Most of these people would say just about everything is fine-small yard, small house.. The thing is, you may luck out and get a good renter just because of the dog. Thats the gamble.
If it does have a damaged mouth, its not going to chew.
Anyway this explanation:
"Sasha relaxes extremely quickly. Its just when she gets in a new environment or around people, her mind thinks its time to work, so she hypes up. Around the house its a lot of laying around."

We had a Red healer dog, she was very smart and an excellent pet. She didn't cause any trouble but we are exceptional pet owners. And yes she was in a crate while we were at work, never an issue. While showing a unit a few days ago, the applicant took with them their dog. While I know this dogs breed isn't the "killer" type, it seemed to be a medium poodle type -- the ones that never shuts up and barks non-stop.
So I asked the applicant to demonstrate their ability to keep the dog under "control". The dogs owner said, "What are you talking about? There's nothing anyone can do about making a dog stop barking. This is their way of expressing themselves!"
I replied that had they shown me some form of obedience control over their dog, I still would have to deal with the dog disturbing other tenants peaceful enjoyment when no one was here to supervise. Therefor I can not accept this dog, "It is rejected from apartment living!" Then the applicant said, "This is a comfort dog and I have to accept it or I would be reported to the City".
I said, "Let me look at your application again". I took it and noted it had the applicants job filled out, vehicle, bank and checking accounts". I folded it and put it in my low zippered pocket". The applicant wanted to know what I was doing. I stepped outside to be close to two of my other tenants getting their mail from the bank of mailboxes.
I then said to the applicant, "You can make a false report, but I have your personal information and with that I can sue you and collect on a judgement". The applicant got all upset that their "ESA" dog trick did not work on me. With that their dog detected something was wrong and went into "Crazy" mode, barking even more. I got that on my security system taking a video of the mailbox area.
The applicant didn't want to leave until I gave them back their application. So I ask a tenant Diann to please get her dog, there's a snack waiting here for him. I looked at the applicants dog and smiled.
Diann has only cats but one of them thinks it's a dog. Since the tenant lied about having an ESA dog, I thought I could make a joke about Diann's cat having a snack. It worked. But I am still waiting to hear from the applicants advocate.

This is a terrible prospect. Stop spending your time on such people once you see their craziness.
Market like a crazy person and get a NORMAL applicant that does not have issues or drama.
Dogs: the owner is who you are screening. Obviously this owner did not have control of his animal.
Next.
Question for you…did you screen this application before taking time out of your life to show the home?

Well: a couple things that make this more difficult than it at first appears.
First, the owner talks constantly about the dog, and appears to be very involved in its care. He goes to great length discussing the dogs needs.
He says he runs about 30 minutes a day and will take the dog out, understands the exercise needs. He also goes camping a lot, and takes the dog along and plans to have it over with family. So he's talking it up well.
Second, he says he does web development as a part time job so assumedly he'll be home with the dog during that time.
Third, there is a large enclosed yard which the dog can use, and a very nice park about a block away from the apartment.
So lots of opportunity for a good dog owner to exercise this dog.
Also, the prospect seems quite fiscally responsible, makes decent money for the apartment, and appears happy for it. Though it is an attic 1 bedroom unit. He will put down a pet deposit.
In all honesty given all that I would just give it a go.
What is killing this is the breed.
It is a "Labraheeler", a labrador red heeler mix. Everything online says "this is not a good breed for apartments".
Seriously? Thank you.
My other concern is the dog may get destructive in the yard or apartment if left alone. But how can you tell.
If I could find one single person on earth that had a labraheeler in an apartment and had a good experience, or any experience to relate, but nope.

Sorry to break it to you, they're ALL crazy. Every one of them has issues and I've talked to over a hundred now.
And the ones that look good fall through or if they look good don't like the apartment for every reason under the sun. I've been talking to prospects for three weeks now, so we're going on a month of vacancy loss already.

Well at at least online. Of them about 10 have passed prescreening to come out to the apartment to fill out an application. Thats how bad the market is for renters.
Oh there's plenty of people asking. But everyone sucks, disappears or is just plain crazy (as I posted earlier, lol)

Duplexer, don't get weary. It is exhausting to pour over 100s of e-mails, etc. to find that none of them meet your minimum standards. There are people out there who will want your house and will take cate of it, please don't settle, it will bite you later on down the road.
Have you done the in-home visit yet for this applicant? That will tell you all that you need to know about how the dog and human will treat your home.
It doesn't matter that you have a park close by, a fenced backyard, the prospect talks incessantly about the dog, the dog's mouth is wired, the prospect says he will go for 30-minute walks every day, etc. None of those matters. None of them.
I would not try and get into the dog's head and figure out if it will be a good fit for your house.
You are screening the person. Does the applicant have control of the dog? Does the applicant clean his current home? Does the applicant have a verifiable history of paying rent on time? Does the applicant have a verifiable history of taking care of homes? Does the applicant have a verifiable income history of 3 times the rent?
Unlike the stock market, past performance does predict future performance.
Get eyes on where he currently lives. That is what your home will look and smell like in 6 weeks.
What do prospects tell you about why they don't like the home? Are any reasons easy fixes?
A more fresh and modern wall color? A few splurges like new light fixtures in the main room and kitchen? New kitchen cabinet hardware? An updated looking bathroom? (Add a new shower curtain, some coordinating throw rugs, and towels.)
Freshening up the exterior with a power wash, new mulch, some inexpensive, colorful potted plants, new house numbers, new mailbox and painted mailbox stand, trimming the trees and bushes? Can you add some exterior shutters?
Is the house immaculate and fresh smelling? As you’ve been showing it for about a month, it’s time for a new deep clean. Can you hire this out?
Can you do some minimal staging that will help homey up your house and will be their welcome home gifts when they rent? We keep all the tags on the items so they know they are new-
welcome mat front door and inside front door; bathrooms with shower curtains, floor mats, towels, toilet paper on holder with folded point; kitchen with floor mat near sink, paper towels on the paper towel holder, kitchen towels folded near sink; 12 pack of water in fridge with bow; small basket on kitchen counter with misc. cleaning items tied with a bow; we have mini blinds and curtains in all our homes (they stay with the home).
Other ideas-
offer pay day rent plans they pay when they get paid and you add a convenience fee
offer credit score boosting through the use of Clear Now (sponsor of Jeffrey's site. Clear Now takes the $ from their bank account and they report to one of the credit bureaus
offer month to month for a premium
we now collect first and last month's rent, but we offer to let them pay out the security deposit over 3 months.
take it off the market for a little bit, wait and refresh yourself. Spring is right around the corner. We did this recently as in less than 1 week we had over 154 inquiries, 9 paid applications (no one had even seen the house!), and none of them passed our minimum criteria.
Widen your advertising net: flyers in the local grocery stores and gas stations, VFW hall, any other hall you have in town, tell the local school district about it for their new teachers or high schoolers who are looking for their first place, flyers in all the local churches, Zillow, Zumper, Craigslist, FB, Realtor.com, etc. yard signs on multiple corners pointing the way to your home, contact your current rock star tenants and tell them you have a vacancy- offer them a $200 finder’s fee if they send you your next rock star tenant (don’t do this with current tenants who are marginal as they will have marginal friends), same offer to all your tradespeople $200 finder’s fee, tell the postmaster- ours knows everyone’s business who is divorcing, wanting to move a child out, etc., tell all your friends and acquaintances that you have a vacancy, do you have a college close by? If so, tell the admissions staff.
You can find a good, trouble-free tenant. Don’t settle. Posters with way more experience have said a vacancy is better than a terrible tenant. They are right.

First point: I will not accept any applicant who has to move because they burned down their prior dwelling. I'd have to see 100% incontestable proof that they had nothing to do with the fire before I would consider them. Maybe wildfire, or a fire that started in another building and spread. Other than that, no.
Labrador X Red Heeler has a very good chance that it is really a pitbull cross,. Can you tell a pitbull when you see one?
He has all the medical pictures and paperwork for the dog but lost the service dog paperwork? Really?
How long has he been living in a motel? I don't accept motels as landlord references and I don't accept applicants living in a motel unless their stay there has been extremely short. If he has been there for more than a week, it means that other landlords are rejecting him.
I take dogs but the dogs must have nice manners and be under control. You can be sued for a dog knocking a person down. The dog doesn't have to be a bitter to get you sued. That dog is not under control.
High energy dogs locked all day in a crate might sit there and bark all day.
I have three extremely high energy dogs, bred to work all day, and my dogs have perfect manners. Your applicant hasn't made the effort to train his dog. If I brought my dogs into your apartment, I could put them on a sit stay and they would wait in one place while I viewed the apartment. Yes this was a hard one. The kid is very personable and the dog is cute. In fact, it looks like MY dog. And of course, been screening 3 weeks now and mortgage payment coming.
Still, the "paperwork lost in the fire", ugh. The dog breed seems almost the perfect storm, I well know Labs are manic from experience and everything online says Red Heelers are even more manic. I just saw someone post on Youtube they had a Red Heeler who caused $30K damage to an apartment.
They bring the walls down if left alone apparently.
The dog doesnt bark, he says. Well it did during the visit, and it was loud. Dog also kept jumping up in my arms.
Cute, but I picture the dog doing that to the front door and windows. I also distinctly heard its claws on the carpet while it was pacing around the apartment.
As if that wasn't enough, I read last night that Red Heelers are "explosive shedders"

Sadly that really seems a no go in this case. The guy is moving home from Iowa, his apartment did catch of fire (saw the news article) and is looking for something fast.
With no lease commit he'll just leave in a month once he finds a bigger apartment and I'll be back to start with dog destruction to boot probably.

BTW I was just thinking this morning, I was telling the guy yesterday about the fenced backyard.
I said "The front gate needs a latch, I'll buy one and put it in". He said, "No problem I'll just use a bungee cord. I'm pretty careful and keep an eye because Sasha takes off as soon as she gets out."
What kind of a Red Cross service dog runs away. Seriously.

FWIW, salivary gland blockages clear up with treatment - that is if dogs are anything like humans. I had one last year (talk about major cotton mouth), but with antibiotics, hot compresses, and a saliva inducing medication (yucko side effects, but it worked), I was good to go in a few weeks.
