You requested a follow up reply after I had met the 'stay at home' Dad at my current and only vacancy now. Yep, you nailed it dead on again, ..he is a Bum!

It was obvious by looking at him but even more obvious by observing his 'body language'. When he got out of the car, he was holding a 12 month old baby in his arms. With one arm holding the baby, he used the other arm (or hand) to put a cigarette in his mouth and he lit that cigarette just 6 inches from the baby's face. He continued to smoke the cigarette while holding the baby.

Now if you had screened / interviewed as many AL based C & D applicants as I have, you would know this type of behavior is considered 'Normal' among these type of applicants. It is what it is.

Now, while the husband stayed outside and smoked, I was inside the house having a great conversation with the working wife. She is a career type working woman and her credentials do meet my min. requirements. I am overly impressed with her,... but her Class F redneck husband bothers me.

Ken, what would you do here ? Rent to them or advertise it on Zillow?

I once rented to a female school principle with a bum husband and it went ok.If this is a class C or lower unit i would probably take her,woest case is she has a job you can garnishee and she will keep her credit good.I would end up dealing with only her,in part because he wont bother and she is the responsible one.I would want a 2 minute in home inspection to make sure there are not holes in the walls etc. If she made 100k per year and he was only capable of earning 25k it might be worthwhile to the family if he stayed home but with her only earning barely 3x your rent and him not working he is a bum by definition.I would be sure the lease has only her name or joint and several clause in case she ever wants to to leave and dump him on you.I hate to say i told everyone so,not really,spend enough time dealing with this level of renters and it was obvious --72.231.xxx.xxx

Quick story, had a gal, manager at local DG store, looked good on paper, and C hood. I always meet and talk to them, I ask lots of questions come to find out her stay at home baby daddy got drunk and shoved their young daughter and she tried to stop him and he got the AR out, she took off running for the car with 5 kids in tow as he fired shots at her will she was getting the heck out of there. I asked to see the bullet holes and there were bullet holes in the door jam of the car. She said he was in jail, and he wouldn’t be getting out anytime soon. I know better he probably still contacts her, if truth be known.

The house I have is next door to her parents, still no way.

Dave - No, I am not looking for problems, however, what you described is just typical run of the mill drama for C & D hoods. AR's are quite common now. And tenants who can't afford an AR, usually own pit bulls.

Ken- you mentioned the 2-minute home inspection and that is not practical here. The wife was transferred here from her job in Ohio. They are staying with relatives here until they can find a house to rent. I do not see any reason in inspecting a house where the homeowners are not my applicants.

With smokers, you want to get the stale musky odor out. Opening all windows for 3 days and using some air fresheners is usually all it takes. It is not a big deal. Now, the reason I do not allow cats is because removing cat urine odor is 10 times worse than any smoker or dog for that matter.

Jason and others that dont have class C and D rentals,Roy is correct if he didnt take smokers he wouldnt have tenants,in these neighborhoods 80% of the people smoke,it is just how it is,they tend to do things that are not in there own best interests to living a decent life.In many cases if Roy opens the windows for 3 days to air the place out that is better than other units he is in competition with.I know landlords who dont even clean a place out of junk that the former tenants left behind.These people are probably as good or better than most applicants he will get in this neighborhood,you can fix a place up all you want but most people will not choose to live there --72.231.xxx.xxx

Roy,I have owned hundreds of low income rentals over a 35 year time frame,i prefer flips but many times they were 2 unit buildings where i put tenants in 1 unit to show rental income for the buyer.I grew up from the age of 3 going with my dad to work on his rentals which were all class C and D,every saturday morning was spent working on rentals,my dad was an old school slumlord so if they handed him money they got the apartment,he also at that time was able to physically remove tenants who didnt pay the rent and if the cops were called they told the tenants he owns the place so you are moving we are just here to make sure there is no violence.I didnt even know that anyone rented nice places that we would call class A or B,i thought they were all lived in by homeowners.My dad did all the work himself.When i was 20 I got involved as an owner and knew there had to be a better way than renting to a dirt bag then cleaning it out myself 6 months later when i kicked them out,that is when i started learning about how to pick tenants and hire employees.With the new eviction laws in my state i have no intentions of buying low end units to collect rent,i will still buy them with the intention of reselling but his state has lost another landlord for long term low end rentals which will just up prices further and further as more and more of us get out of it --72.231.xxx.xxx

I live in the south, like Roy (only further north of course.) People smoke. If I had forbidden smoking in my first few years of landlording I would have had NO tenants.

Now I am able to say NO SMOKING ON PROPERTY and people say okay - they still smoke but they go out to the street. They really do. I have one guy who takes a daily walk up and down the road to smoke a cig.

I am able to do that because my clientele has changed - Roys' has not. He HAS to take smokers. --50.82.xxx.xxx

In all honesty, I could advertise for non-smokers, however, it would mean having to WAIT longer than I usually do to fill a vacancy. I usually can a fill vacancy in 7-10 days because I allow smoking and dogs. If I advertised for non-smokers, it would take 2-3 weeks and several open houses to fill a vacancy. And if I advertised no smoking AND No Pets,..it would take at least a month or longer to fill a vacancy.

Plus, I do not have the luxury of allowing my houses to sit vacant for extended periods of time (month or more) while I wait and pray that Mr. and Mrs. Perfect Tenants come strolling by. Chances are, they won't come at all. So, I am lenient on smoking and pets which in turn keeps my properties in high demand and gets them rented quickly. The name of the game here is keeping all of the wheels of my cash flow machines (15) constantly turning and producing a steady stream of cash each month.

What if all of your applicants were recent transplants from another city or state and they did not come with the transfer credentials you would normally expect? Would you just DQ everyone of them? Not me, I will screen them just like anyone else.

It seems everyone here is trying to get inside my head and figure out how I screen or evaluate applicants. I can assure you my methods are different than yours.

To even begin to understand my methods, you first have to understand something that took me 5 years to learn and that is the MINDSET of typical Class C and D applicants.

Once you understand their mindset, you can then tailor your own screening methods to that mindset. This is the reason my screening methods for C & D applicants is completely different than what I would use for A & B applicants. It is way beyond the scope of this forum for me to explain the details of my C & D screening / tenant evaluation methods. Most LL's today seem to be searching for a 'One Size Fits All' method of screening all applicants. I gave up on that fantasy 15 years ago because it just does not exist. Another thing, most millennial LL's today are searching for Mr. & Mrs. Perfect Tenants which are tenants that do not have ANY RED FLAGS. Again, they don't exist. Every single applicant I screen has red flags. Some of those are big red flags and the ones I choose for tenants have only small red flags which I hope don't become larger red flags. LOL

I started with c tenants in c units and a PM that did not do right by me when it came to placement. As I became more active, I updated units. At first it was a losing proposition. Some were quickly beat up. My upside is that I made the bones better and have less service calls. As I made my units better and improved my screening I attracted a better c tenant. Now that NY has made it difficult to navigate removing a tenant I have to be even more carful in my screening process, which is how I arrived at my employment criteria. Do I take prospects that don't meet that specific criteria, yes but I have my benchmark. My area has a half dozen distribution centers, but I'm not seeing people flock from elsewhere to work in them. I do know that the target DC has a strict safety policy and it easy to get written up and DQ'd. What attracts these type of workers to your community, or what jobs are they coming for? I'll count my blessings that I can wait to take a tenant with no red flags. --24.194.xxx.xx

Bums are allowed to exist and if they meet YOUR standards.....I think you are setting yourself up. I would be looking at my standards or look at doing niche marketing because the shot gun approach is bring in applicants that you don't seem to appreciate.

Cigarettes are so expensive that I try to avoid smokers for smell and budget reasons.

If a property has central air & central heat is it a B, C, or D? What other criteria would it have to have to be an A, B, C, etc? Is a singlewide an automatic D or F? Even if it has three bedrooms, two baths, a heat pump, etc.?

Now you are beginning to think like I do. You have to adopt a Class C an D mindset to effectively deal with this unique tenant pool. For example: most C&D applicants know what a credit report is, however, when asked why they have below 600 scores, they always blame someone else for that. Under no circumstances will they ever take any responsibility for something they assume was caused by someone else and they also think it is beyond their capability to do anything personally that would improve their credit rating.

Ken - I have decided not to rent to the working woman and bum husband. This house has Allure flooring in every room and this bum will be dropping his cigs and burning holes in my Allure planks. The only time I have had to cut-out and replace Allure planks was due to cigarette burns. Don't want to go there again.

Jason,

Just like dog owners, there are responsible smokers and irresponsible smokers. The responsible type will abide by whatever rules their LL imposes on them like smoking outside, using an ashtray, etc. The irresponsible type does not follow anyone's rules and they do whatever they want regardless. Tenants who flush their cigs down the toilet and lay lit cigarettes on the edge of a bathroom sink vanity top, those are irresponsible smokers.

The way I tell the difference between the two types of smokers, is by observing a person's 'body language' while they are smoking. The bum I met last Sunday, I read him like a book within the first 30 seconds. When he finished his cig, he 'flicked' the lit cig butt out into the front yard. That became was DQ reason #2. He finally walked into the house to see what was taking his 'old lady' so long in talking to me. That was DQ reason #3 and that was enough for me.

The wife's only red flag was that she married this worthless bum. And I don't need a crystal ball to tell me what is going to happen if I rent to them. --71.207.xxx.x

I agree with 6x6, good explanation. You know your market and recognize a bum when you meet one. Go with your instincts, they normally serve you well.

In 36 years of doing this I only had one case of disagreeing with my husband on an applicant based on how they presented themselves. He had a good feeling about them and I did not. We rented to them and they turned out to be good ones. He was always a bigger risk taker than me.

In another case a couple presented themselves perfectly. My husband loved them but I sensed something was not right. Just a gut feeling as I know when I’m being bamboozled. Boy did I get an earful from their previous landlord who was so thankful to be getting rid of them, they were a non-renewal with a whole host of complaints against them from management and other tenants who had them fooled as well but they had to be honest because “they wouldn’t wish them in anyone”. So we dodged a bullet there just based on instinct and thorough screening. --75.89.xxx.xxx

I may only have 16 years experience compared to your 36, but I do know this. In the screening process you can pull credit reports, talk to previous LL's, do criminal background checks, do personal interviews, 2-minute home inspections, check Facebook for whatever that is worth but at the end of the day,...there are no guarantees here in regards to choosing your next tenant(s). There comes a point at which you just have to roll the dice on your best screened applicant and just go with it.

Very true Roy. Unless I wait for a unicorn, every vacancy brings me a handful of applicants. Sometimes it’s a slam dunk easy approve, sometimes I go with my best choice which isn’t perfect and occasionally I wait for more applicants but I get the rolling the dice comment. --75.67.xxx.xxx
