I just my call back form the HVAC wholesale house. HVAC equipment is going up, up, up. I am going to pay $3000 wholesale price for a 2.5 ton a/c, a-coil and 95% plus natural gas furnace. Furnace has increased $200 in the last 3 months.
No wonder flips are selling higher. Folks know if the roof, hvac, electrical, and flooring is new, they don't have any replacement costs for a while.
Rents should be up when us LLs have to maintain, repair, and replace these skyrocketing systems. Glad we raised everyone across the board this month.
So we are going to spin this positive and let our agents and sales folks understand so they can pass this on to the end buyers

In 2020 I was buying jugs of 410 Freon for $100, in 2021 I was buying the same jug for $300. I can’t imagine what the jug will cost in 22. I had a feeling this was coming, so I stocked up so I’ll have plenty to get me through until the government has us using a new Freon. Lol, I still have a few jugs of 22, and even one of 12. Before the Pandemic, what would that $3,000 2.5 ton unit have cost at wholesale? And do these higher HVAC costs have anything to do with the tariffs Trump put on the Chinese? I would assume all of the parts come from China like everything else does. --71.207.xxx.x |

We have a 4-plex under construction.
My HVAC guy got pricing for me last summer, but told me then it could easily go up or down.
He called me in November and asked me if it was a certain to be a go. I said yes, and he said he wanted to order equipment now, and asked if I'd be OK paying while they sat in his warehouse.
His vender (Trane) told him prices would be up again after Jan 1.

Yep, tariffs...inflation has nothing to do with Xiden stopping energy independence on day one thus leading to skyrocketing fuel prices which exploded shipping costs and the price of everything exponentially.

can we blame the orange head for 7.00 light bulbs too. Lets not go back to the EPA and their BB. I was buying 4 packs of 60 or 10 W bulbs 4 for 1.00. Bulbs should not be 7.00 each.
