Dear Landlords, my long time tenant moved in her boyfriend unbeknownst to me the past Fall. She was one of my better tenants in this location for (3) years, so I raised the rent and told her the lease terms would remain the same under her name. I believe she married him because her recent rent payment had his last name electronically on it. I googled his name today and it came up with his picture, my property address that he is a registered sex offender. I am trying to sell this property and I feel this truly makes the value sink lower. Plus, the added fact I have other tenants with children in the building and that is a major risk. Should I address this issue? Just send a notice to quit? Absolutely you should address this issue. There’s a lot of wrong things going on here. I’m surprised that he didn’t have to inform the landlord as part of his probation or parole. If they give you any problems, I would start right at the sheriffs office or parole office. --174.198.x.xxx |

A little side story here, I had a girl and her boyfriend come to rent a house from me and they did not follow through on the application when they found out I checked backgrounds, because he was a sex offender. So what they did, is one block over, they bought another house that I had for sale. This guy ended up on the sex offender list, because he went to another state and took his own kids from his junkie ex-wife. So saving his kids, got him put on this list for wife. My lease is clear: New residents, roommates, spouses must complete an application and be approved before occupying the home.
Screening would have stopped him.
You WILL lose your other occupants because they WILL look up anyone new.
He needs to leave and he knows it.
Her decision to stay or leave but he is not allowed to visit.
Also, contact the Sex Offender officer in your city.
Learn the rules such as 1000 feet away from schools, day ares, playgrounds, etc. Your rental might not qualify anyway.
Selling? YES. He can kill your sale in a hot second. Ask me how I know!
Locally the realtors circle in red the clause on the form about the buyer checking SO websites.
Time to MANAGE.

PS the last time we had this same situation the girl did not realize he was a SO.
She dumped him instantly.
I have to wonder if they scammed you. She rents the home and he moves in when he gets out of prison.

Thank you Brad for your insight as well as others. The SO register has offense listed from 8 years ago. As NE stated, it could be something similar situation. I did not realize because my property is near w playground...this could be an issue. Tenant pays her rent on time and takes care of contract. This is not a good situation in any event. Some people wind up with these charges for BS reasons. I once dealt with an applicant charged because he was 21 and the girl was something like 17. I also think he should go. I understand being on the list generally is a bad thing. I also understand folks truly don't belong on that list. That is not my issue. The offender and is attorney were the ones who were in charge of not getting on that list - not my job to figure out or justify this.

Like NE stated, there are men on the list that shouldn't be there. I know of several from my High school years.
During the Vietnam war the adult age was lowered from 21yo to 18yo due of the draft. Some of you may remember that drinking age was lowered, because many young men felt that if they were old enough to go to war, they were old enough to legally drink a beer.
True story:
Couple were boyfriend/girlfriend all through high school. He graduates, but she is still has a year of school to go. Daddy can't accept the fact that she is no longer his little girl, but a young woman. So Dad brings charges against the young man.
