Say you have a tenant renting a house and they get a $1500 utility bill. You send a repair person to the home to look at furnace, and due to scheduling it takes several days. Repairman says part is broken and both A/C and heat have been running at the same time.

Does landlord carry any responsibility for excessive utility bill? At this point, the next bill will be just as high as the last months. Can’t report a problem until you know there is one… --174.202.xx.xx

It seems unlikely, especially due to current weather that the tenant did not know there was a problem.

Heat and a/c on at the same time? Is this even possible in a central system?

What does your lease say about this? It should be addressed. It looks like this has been going on for , what. 2 months?

and the tenant says they never noticed? Really?

Lease should have a clause that says landlord NOT responsible for tenant's bill in any way. Tenant is required to notify landlord IMMEDIATELY of any problems, not 2 months later.

I dont think it is even possible to run heat and AC at same time.Look at the bill i bet they havent paid it in 3 months and the tenant is too stupid to figure it out for themselves.I wouldnt pay any part of there bill --72.231.xxx.xxx

At least on my thermostat, it is either heat or AC. So unless there are two systems with two thermostats, I don't see how this can occur.

If there is problem with heating system then should check out to see if furnace actually has a problem. It maybe simple problem that can be fixed. Was a itemized bill given here. Some repair companies are dishonest. This month went oil change on truck where supplied oil filter and oil the service rep told me that the oil filter was the wrong type where told I bought the oil filter there. They then told me there was a problem with differential vent which was seized. The next I went another Toyota where showed bill then asked to check differential vent. The checked differential vent where I was a statement that there was absolutely nothing wrong with the differential vent with no charge. At the time of oil, filter change there was 54,000 kilometers on the odometer. I wanted to deal with a local dealer where now there absolutely no trust. Next time will drive the 120 kilometer round trip for oil, filter change. I remember they said you have to do this right away where they let me wait as I refused. That raises a red flag right away. I checked out differential vent where the vent is not seized as well. It is the same with some furnace repair companies who cheat customers. Parts that never replaced are charged. Ask for a bill then check if parts were replaced. At $1,500 is the cost of furnace before installation. --68.69.xxx.xxx

In most cases like yours, paying someone to investigate the situation could save you a chunk of money. Here's one for the History Books. A client had me (as a contractor) remodel a house they inherited from their parents. It needed a lot of work. I replaced the central heating system.

When the house was finally rented, I met with the owner and the tenants, a professional couple. I provided them 6 new heater filters ( the better type ). I also installed in the first filter a whistle device to make noise when the filter was clogging and in need of replacement.

When the filter stared to make noise the tenant didn't know what to do, so they called the owner who in turn called me.

Again I showed the tenants how to replace the filters. On the ceiling of the laundry room there was a return grate with a filter housing. Since it only took 4 months for the filter to start to clog, I suggested they change the filters every 4 months.

Two years down the road the tenants forgot to replace the heater filter and it go sucked up in the system. The tenants claimed it just happened. After a review of their gas bills, it was obvious the filter was clogging for a couple of months and they had an elevated bill.

Because the tenant kept on forgetting to replace the filter that lead to system failure and repair, they were held accountable for the repairs. --47.155.xx.xxx

That’s a pretty high bill. Even in Florida it would likely have been several months of it running incorrect,t for a bill to be that high. I did have an AC once replace a thermostat and wire it wrong (on my own house). It caused the heat strips to come on with the air conditioning.

But that would seem strange to happen spontaneously if that’s what was happening. --24.96.xx.xxx
