I have a very small apt that an older single woman love but it could use new windows. There are only 3 and Window World says its not worth their time.
Called a lot of carpenters/handymen etc and NO one has called back in a month.

Are there holes in the walls open to the outside with the windows missing?
If not, do nothing. Maybe, if no storm windows available use plastic to cover them for the winter. Less than $5 per window.
Don't believe those companies that sell new windows. There are millions of old houses with windows 75-100+ years old that people just use plastic over them in the winter. --75.7.xx.xx |

An Amish man puts in my windows. He charges about $165 to build them and about 80 each to tear out and install for replacement windows.
Are there Amish near you?

If they are on the first floor, windows are easy to do yourself. Second story? Nope, I don't do heights....
I have used Home Depot for door installs. Excellent for straightforward, ordinary doors. But, most of my doors are odd. Had the Home Depot installer do a door on my own house. Fits perfectly.
I cannot imagine a building with only three windows. If you own more units in the building, perhaps time to do them all. Then Window World, or other brand installer might be interested. --70.92.xxx.xxx |

Ok its not a building with only 3 windows,.its a multi unit with 52 windows,..its a first floor back of the building unit,..she loves it and its priced accordingly,..
I no longer work on buildings, I make enough after 40 years to stop that...and "I don't wanna,.."
Besides, the guys that do this all the time can do things 2=3x as fast, even in my best days.
I might call HD to see what they can do,..but anyone use Lowes? I haven't heard much about them doing that,..(they are a lot closer to this building)

You don't generally change windows in the middle of winter, but windows seem to be back ordered, so it might be time to order the windows and hope for delivery by summer. Especially if those aren't standard size.
I had a bad experience with one of the big box stores (don't remember which one) on a carpet install, so I won't use them for installs any more. But they don't have their own contractors, they will farm it out, so it is pot luck about what sort of work you will get. --76.178.xxx.xxx |

Window World was changing a house full of windows a couple of doors down from one of my rentals last week. ( bitter cold) I asked the guys about a small job (broken window during a break-in) , to see if they have any down-time. He said they had only one week off when the shutdowns first started, then they have been full-on since! But, they do squeeze the broken windows in more quickly ( mine has an A/C fitted in to secure, tenant loves it, so, no rush...)
Caulks have gotten good where they can be applied in colder weather. Paint too, though that isn't usually involved in window replacement. I'd have windows done in winter if it was straight-up replacement, or at least using the same opening, even if different configuration. --70.92.xxx.xxx |

10 years.
Change tenant and then windows. We buy ours at home deopt. takes about 2 hrs each.

Let me break down your reasoning: she's nice til you say NO. Pays rent cause your so cheap with this long term tenant- who I will guarantee is under paying by 200.00 or more a month. and "cause's no problem" why? Because they have a cherry and there sucking it dry (you).
I want tenants who create problems and don't pay on time and can't move anywhere else and you have them by the go naides.
THERE'S money in those tenants if your not afraid of them!!!!

Well MYOB.
I make plenty of money. Her rent is only cheap because its the tiniest unit of 47 that I have. I would have a hard time filling it up with someone that is not a felon or other very undesirable,.
She plants flowers and trims bushes gratis because she likes doing it.I see her picking up stuff that blows onto my property, keeping it neat,.. She will open the basement for service people and reset an occasional breaker switch.Other things in a pinch,.. Since I'm about 100 miles away these things are appreciated, I consider her an asset. (and no,I don't want to sell)
I hope I don't have management problems or stay in this business so long to become as bitter as you.
