When serving my tenant a termination of the lease, is it required that I have to give a reason? --165.1.xxx.xxx |

Wouldn't the reason be the contract is ending? Either party could give notice not to renew, just cause they didn't doesn't mean you can't. --172.58.xxx.xx |

Some states are now requiring you have "legitimate" lease violations, etc. for terminating anything longer than a one year tenant so check your state and local requirements. In some cases, you must monetarily compensate them with several thousand dollars if they don't fall into acceptable termination standards. --73.25.xx.xxx |

YES, if the property is covered by the CA Tenant Protection Act, and it must be one of the reasons permitted by the law.
