Happy New year to all landlords!
The landlord policy for one of my properties is increasing two folds when the coverages are the same. Both Allstate and State farm.
Did you have the same increase in premium in your landlord policy in 2022?
Who is your insurance carrier? Did you use those insurance agents who carries all major insurance companies and will pick one for you? most of time is not from four major brands.
What exactly coverages did you have for your properties? Other than fire, wind as essentials, what else should I have in the coverage?

I have the coverage through National Real Estate Insurance Group. Talked to them at convention. You can also find them on this site. They added terrorism coverage as an option after the riots of the past few years. Very essential, in my opinion. --70.92.xxx.xxx |

I use State Farm, simply because that's who we had before the rentals. I try and go in once a year (maybe 1.5 years) to go over each property and make sure we don't have any way out there.
Having everything with one company gets group discounts as well.
I also talk to the agent about what ifs, but that scares me most times and I have to change the subject. Last discussion was about a couple properties that I don't mow. He is insistent that I shouldn't use just anybody to mow for liability reasons. I hate the idea of paying a commercial company big bucks for two small yards. --107.147.xx.xxx |

American Modern covered 4 of my properties. They were reasonable until all went up 42%. I asked my agent for help. She responded 2 weeks later that American Modern "had a small rate increase. So sorry." I'm with Shelter Insurance now. I also have a new agent even though I really liked the old one. --107.141.xx.xxx |
