Please tell me if I am doing something wrong with people who text me and are asking about viewing a rental.
I ask them for their full name (so that I can look them up in public records).
I have several people who have stopped communicating with me once I ask for their full name. Do I owe them an expaination as to why I want that information ? --24.233.xxx.xx

Melinda, as long as you are talking to people, do you pre-screen them? .hopefully you have criteria that they have to meet. easy ones to start with are a) how much do you make a month. is it at least 3x the rent? b) do you smoke or vape. if this matters to you. c) are you currently renting and do you have proof of paying rent for the past year? if people paid in cash, rent from 'family' etc, pass.
I'd rather start contact w an email (currently use zillow) and then start a dialog there. later if you feel people need your # share it. people usually put their full name in zillow and this gives you the ability to look them up before you even make contact. --172.58.xxx.xxx

right to know
1. realtors who don't ID themselves within the first Two sentences of the phone conversation have two strikes against them
2. prospective tenants who don't give me at least their first name within the first sentence have one strike against them.
i don't schedule walk throughs WITHOUT PHOTO ID AND IF REALTOR THEIR LICENSE PHOTO TEXTED OR E MAILED IN ADVANCE.

I like the photo ID. Anyone can give a name and not be who they say they are. As mentioned to me some time ago, don't go alone. Now that my husband is retired, he'll be my chaueffer, or should I say bodyguard? It's getting so crazy in Milwaukee, I almost never go anywhere without my husband or handyman. I've been getting a full application before showing with uploaded ID and paystubs for rooming house applicants and plan on doing the same for apartments. There's no charge for them to complete until I get to the background check which they pay the service for that. That occurs after showing. I use all that information to look up court records and to evaluate before showing. I found it to be a great time saver. Anyone who has a problem completing basically screens themselves out. At a minimum, getting a copy of the ID is good. People are too crazy nowadays. --209.122.xx.xxx

I really like the photo ID angle.
Don't use any service for the rentals here. There is a landlord listing in one town and I get calls all the time from it. I have placed people in different towns because of it.
I changed the voicemail on my phone to say when we have no vacancies. If people still leave a msg asking what I have available that is a pre-screen. --107.147.xx.xxx

I post my ads on TurboTenant and they send a pre-screener. I get many, many of the inquiries (is this still available, do you accept (blah, blah), I have money now, etc) BUT unless they answer the pre-screener, I don't reach back out (and I actually post that in the ad - want to discuss? fill out the pre-screener).
Anywho, if someone happens to pick up their phone and call me instead of or in addition to clicking the "interested" button I do the same thing ... I ask them their name and the rest of the pre-screen questions (along with anything else that I may need to know for that particular property) and then ask them if they have any questions ... and then we MAY move on to setting up a viewing (depending on their answers).
I have some (not as often now) that would get "upset" with the questions but it's on them, not me. I'm not going to just meet someone because they "have cash in hand" or "I'm in need of a place ASAP"... not my problem. There is an application process and this is part of it. --69.201.xx.xxx

Melinda, here is what I do...when I get their first name, I say "could I please have your last name, as my company received a call from a "Gail" the other day, and I just want to make sure I know which one I am talking to.
The usually always comply...I make a little joke and laugh about it.

Here I go again...why are you wasting hours of your life by talking with these people?
The good applicants are connecting ONLINE, NOT calling.
Invest 30 minutes to take some good photos or hire a Photography student. Post several nice photos and maybe a walk thru phone video on Zillow, pay the $14.99 for 90 days of advertising. When they click to see to home copy paste the link to your online application.
Do NOT run out and show a home to a total stranger just because they sent you a fake DL.
My prospects pay the app fee and we text back to the good ones AFTER screening. Only 1 out of 10-20 gets pre-approved. That just saved me probably 30 showings.
I only spend time meeting the last 1 at the 2 Minute In Home Visit AFTER we know their income, jobs, rental history, criminal and court records, sex offender list, etc. and they have the money and are ready to sign NOW.
