I mentioned to some of you last year that I was picking up a functioning Pizza Hut Restaurant. Many folks boo ho about doing that.
Well today my tax reassessment came back.
My tenant is currently paying only $36,000 rent in a NNN format. He has been there for over 20 years. Along with rent he pays $31,000 in taxes and another $5,000 in insurance for a total of $72,000. He has an option to renew the lease in another 24 months for another $5,000 annually bringing total payments up to $77,000 annually.
Well I filled for a tax reassessment based on the most recent purchase price. Before it was assessed on the new cost of construction. Taxes have dropped for the tenant down from $31,000 down to $16,000. He should be tickled pink. This almost all but guarantees a renewal as his new renewal rate will be only $62,000 per year.
Now I have to hold the place for a year and have him use clear now for 12 months before offering him to purchase the place off of me.
The property was placed in a land trust with the exit in mind.
Today I am stoked.
