For those of you who do inspections or are at the apartment fixing something and you notice the tenant has a bike in a bedroom of an upstairs apartment and has left large, black marks on the walls and some gouges in the woodwork, how do you handle that? Have been in the apartment about 7 years, have always paid rent on time, caught in a couple of lies about smoking in attic, etc.

Id point out the marks and let them know that they would be paying to fix that out of their deposit and suggest that they be more careful because more marks is going to cost more money.

I don't care if teh tenants keep their bicycle inside as long as they know they will pay for damage. If that was something motorized that they were storing inside, I'd kick them ouyt --76.178.xxx.xxx

Coming back to say that if that is a roommate situation, I'd make sure the roommates knew that they were also going to be paying for the marks and gouges. Put a little peer pressure on. --76.178.xxx.xxx

You need to be diligent about the SMOKING. Rehab of a unit from a smoker can be very expensive.

Let the tenant know that you do not tolerate smoking in the unit and that includes the attic.

Wall damage is normally a minor repair, but the smoking in the unit is something you need to address ASAP. --184.20.xxx.xx

I agree with small pottoes,lock the attic,it just becomes a spot where tenants put stuff they think they will use in the future but never do.I buy lots of houses where there is 10-30 yards of junk left behind by the last 10 tenants it seems like --72.231.xxx.xxx

To PG, Of course I let the tenant know there is no smoking, and the only reason I discovered this was I was up in the attic and there were some cigarettes laying around and the plastic I had covering the window was torn apart. Of course, they denied it saying neither one of them smokes. The rule I have when they moved in is that the upper unit tenants have access to the attic for storage (everyone needs some storage) and the lower tenants have the basement. I did this bc the door for the attic is right off the access door for the upper unit, and likewise for the lower to the basement. --104.231.xxx.xxx

From your 1/25/22 post Good For You. You seem to have the situation well in hand. Please note 8 years ago I had to do a Rehab from a so called - occasional smoker. And to make matters worse the tenant got mad at me because I did not return her deposit. BUT back then I did not inspect as much as I do now. It was a costly lesson.
