Local county will be doing a tax foreclosure on 2-18.I had a guy contact me from 2 hours away with an vacant mobile home on 2 acres,could not get in but through the windows it looked like no water damage although the roof needs to be replaced,needs both porches replaced etc.He says water and septic are ok but i dont know.He owes $7000 in taxes and i offered him $5000 in addition to the taxes and i will have my attorney do the paperwork and i will pay filing fees.He said $25000 or he will let the county take it all while telling me how broke he is.I told him no.I am thinking what would happen if i send a notary friend to his knock on his door with a $5000 cashiers check,do you think he will take it and sign the deed or refuse? --72.231.xxx.xxx

I bit he would refuse.

People like this would probably not have the correct facts regarding the septic, etc either.

He likely has not seem it in some time (years).

New roof costs for mobiles are way up too, so what used to be 5K is probably 8K now.

I understand offering him money to get it before the tax sale, especially if there would be a lot of people at the sale.

If he is stubborn it might be better to chance the sale and maybe get it there for less.

I know I don't need to say that sometimes the trailer does not go with the land at the sale. Sometimes it does though. Got to check that really good and see if the title was retired and merged with the land. Even if it was, sometimes these trailers have liens on them, recorded or not.

Good real estate lawyers who know the details of stuff like this in your area could make sure everything's good. --75.7.xx.xx

Twice, I've recently I've offered to buy SFDs that were "inherited / owned" by feuding siblings. I was willing to give them each a good deal of cash & pay off all of the property's liens, but they all said they would rather have the town take it than to give their siblings a dime. In the end the town took the properties, auctioned them off & none of the relatives got a penny from the sale. Try it. He may have the money to pay his taxes and is fishing you to sell at a higher price. When the tax sales happen around here it’s easy to see a tax sale list dwindle from 200 properties down to 20 by the time of the sale. He might owe $7,000, but paying $1,250 or $3,500 might buy him another year. He may pay them the day of. --24.152.xxx.xx

My mom would say don't try to make a good offer better, you'll loose the deal. You are adding insults to injuries. Pay the taxes and the legal cost. Clear the man's name is all he's asking. Are you sure he doesn't owe $25,000 on it? Maybe he is trying to get the debt paid off.

Does that debt stay with the property if it is sold for taxes?

If he doesn't want to do business with you, then go and try to buy it at the tax sale.

Richard,thanks for the reminder,he bought the land in 1990 with a different mobile home on it,then removed that one and brought this one in so i think it was probably never had the title retired so i am going to pass on this.I have only owned 1 mobile and that was taken as a trade to help a buyer meet there down payment requirements with a bank i was helping them getting a loan with.Oregon,I searched it out,i cant find any mortgages or judgments and he agreed with that.If the county forecloses and notifies a mortgage holder or judgment holder properly then the debt is wiped out.This guy wont be getting anyone to buy the place,he isnt capable --72.231.xxx.xxx

I wonder if this guy is related to the class act I was dealing with about seven weeks ago.

This person was in come utterly complete denial that anything bad was going to happen ahead. I asked them: How much do you need to start your life over after the county takes your property. They said that they needed $3,000. I offered them that and then they wanted $4,000 cash on the spot.

I explained that we could meet at the notary office with $3,000 and they said NO Way....it was some kinda trap I was setting.

Nope, I need there signature notarized.

In the end, the county took the place and I believe he is still living there - at least for now
