State Specific Question About: VIRGINIA (VA)

I have a dangerous former convict who has been given 30 day notice that I am not renewing lease. He is now telling all the neighbors has not moving . Eve dealt with evictions and all but wheat's the normal legal course to take to get him out on Feb 1. Notice was given on Dec 29.

Make sure all your notices contain the required info about rent relief, payment plans, 14 days, etc - that are required now.

If you have not been through an eviction yet, I suggest getting an attorney - for the quickest results after he holds over.

We once had a 5-year tenant whose 13-year-old son became a problem at age 18 and was charged with robbery with a firearm. We got wind of that and did not plan to renew, but suddenly had the excuse of non-payment as cause of eviction. The mother never knew that we were aware of the son's crime.

The tenants had abandoned the home a few days before the eviction date. But the sheriff met me at the property anyway and had me stay outside while he checked out the home and the utility shed with his weapon drawn.

At the court date for the unlawful detainer, we waited outside the courthouse to watch the tenant (the mother and her entourage) drive away before we left, to prevent anyone from following us and knowing where we were going or where we live.

I agree that an eviction lawyer is likely the best way to go. We didn't have an eviction lawyer, but the tenant did clear out without having to be physically removed. --71.246.xxx.xxx

I look at a lawyer as a tool in a tool box. Similar to a hammer and the tenant is the nail. Go get yourself an attorney.

If this case was simpler and didn't involve a dangerous person, you could handle the case yourself.

In this case, think of what a large corporation would do, use their attorney to take care of business. The tenant can direct their anger at the attorney.
