I sure hope I can ask this question and not be misunderstood.
Whether you have 1 or 20 plus tenants,...does it irritate you when just one of them does not pay rent? Even if you have a full time day job and do not even need the rent money, does it still irritate you when one of your tenants does not pay rent?
I do get irritated when just one of my 15 tenants does not pay rent but my real question is: 'Why does this irritate me?' Is this a normal LL emotion? --71.207.xxx.x

Roy if this drives you crazy - climb onboard the bus.
I don't understand why some limited number of folks are volunteering to pay me extra money in the form of late fees when they clearly don't either have the money or the money management skills to pay on time.
These folks do bother me but I also place it into perspective. My competitors deserve these folks more than I do. I am doing both my competitors and these UNTRAINABLE tenants a mis-justice by not trying to train them initially.
At move in, I make it clear that my undergrad degree is in Workforce Education and Development - I will train them to be great residents. If these folks fail, I too have failed. That bothers me. I also know though, not everyone will make it. There will be always that 3-5% that feel compelled to teach me what day they will pay.
In the end, those folks are the ones paying - paying for the U-Haul early. They are not worth the headache.
IMO, there will always be the lowest performer that will drive you nuts and a best performer that you are proud about. It doesn't matter if you are talking about tenants or special warfare SEALS....there is always a best and a bottom performer. --24.101.xxx.xxx

My irritation is at myself, I see a chronic late payer as a failure of my screening. When I review the application, and think back to my interactions with the tenant, I can see what I had failed to recognize earlier.

I get so upset that my charity is taken away from the needy and given to the bums that refuse to work. I've housed many who lost jobs, got sick and disasters in the family and allowed them to say longer, for free, only that they agree to move out within a couple of months. Not years without rent and can't evict either.
The one thing I did to relieve my stress is when I caught my local copper pipe and wire thief trying to steel my brass actuator valves for my sprinkler system. I took my 18 volt repo saw and cut his bicycle in two. This is stolen bicycle that the police returned to him after he was arrested, booked and served his 30 minutes in jail. I get mad but I believe TIS BETTER TO HAVE NO TENANT THAN A BAD TENANT. Over my. 50 years as a landlord I have waited for to find great tenants. I think I have only evicted 3 or 4 at most.

Yes, it would / does irritate me if someone failed to pay rent. Yes, I do expect perfection. 19 years so far with two evictions, and filed on a few others. Since I've never relied on having rents paid in order to pay my bills, tenants not paying their rent as agreed hasn't bothered me in years. Tenants who try doing this on a regular basis become former tenants.
However, tenants & their kids who can't seem to understand that trash goes in the green barrels & recycles go in the huge blue barrels with "RECCYLES ONLY" written on them does definitely get me going. (g) --71.174.xx.xxx

Of course it irritates me when a tenant doesn't pay rent. I am not in the business of providing free housing for lazy dishonest deadbeats.
I start the eviction process on the very first day that I am allowed to do it by law. Tenants who think they can live without paying rent don't stay long.
Carefully screening to a high standard tends to keep the deadbeats out. Those that try to pay late are corrected immediately and if they don't get the message, I get rid of them.
Later payers also irritate me because every time the rent hasn't arrived on time, I wonder if that is going to be step one of an eviction. I don't want the stress, so I get rid of tenants who cause me stress. --76.178.xxx.xxx

Yes, of course itís irritating. Isnít that a normal response? You expect other adults to honor their commitments.
But it irritates me much less when they notify me in advance that they need a few extra days to pay and when they tell me their plan and actually follow through and pay according to their plan and our agreement.
One thing I do not tolerate is tenants who donít communicate with me and if ever they did not pay as agreed then Iím done with them. I am not their lender. I am not their Mother or Grandmother.

You have mentioned something I can relate to. I do not strive for perfection per se, but I do run a 'tight ship' with my rental business. It revolves around something that is often preached here,.."You get what you allow". I know that if I allow all of my tenants to pay rent late and/or whenever it is convenient for them,...they will take advantage of that leniency. Give them an inch and they will take a mile best describes my tenants. The only paragraph of my lease that I enforce with an iron fist has to do with how rent is to be paid and what happens when it is not (the wrath of Roy).
What causes me irritation with a slow payer is just the 'thought' that I may have to evict this tenant and any eviction will cause my level of irritation to increase even more. Evictions here are costly ($297.00) just to file the papers in addition to lost rent for 2 months. --71.207.xxx.x

Whenever I rent a house to someone and give them the keys, I see that in the same light as me handing over the keys to a $60,000 car. And I expect to be paid monthly for the use of that car.
I have met LL's in my town who have not received rent from their tenants in several months and this does not seem to bother them as long as their tenants take care of the house, pay the utility bills and mow the lawn! It is mind boggling as to how some LL operate. Why would anyone choose to be someone else's LL for free? --71.207.xxx.x

Yes, I am with you. I have two sisters who are chronically late and I always get late fees from them. If they are more than 5 days late, I give them a late fee discount in exchange for them signing a 10 day pay or quit notice. But then they did not even notice the notice. So, in November on the 2nd they had not paid nor had they called to let me know when they would pay so I had Sheriffs Service on them. Boy did they notice. They were shocked. Roy it sounds like your too close to the tenants and property's. What we have always said-- whether a maintenance call or need for late rent-- every call needs to be looked at as an income stream.
HOW CAN I MAKE PROFIT FROM THIS CALL and that's before you even pick up the phone. Over time if you don't lead in with that in your business you will not even want to pick up the phone.
I have witnessed that from some younger investors-- the "WHAT DO THESE TENANTS WANT Now"? OR WORSE-- THOSE PITA tenants keep calling me.
So when you get the late rent-- turn the tables and make it a payment celebration. Way too many LL's don't collect and just LET IT GO.

Late rents are no worries. They all know to text BEFORE its late, tell me the day they will pay, and i approve or give a date it must be paid. And late fees are included. One tenant pays late every month. Love me some late fee money!

It irritates me because now it has to be on my mind to follow and manage until I get the rent or some answers as to when they are leaving. I can make a note on the calendar three days away saying Did X pay yet? And decide what's next after that. I have one that has not paid since Sept. and is applying with me for state ERPA funding. Thought that was a done deal as confirmation numbers arrived and then ERPA sent a "quality control" request for all to input their data again. Issue is my mother's name was on lease when they first rented in 1998 but mom passed in 2005 and property is now in my name since 2006. --108.24.xx.xx

I understood, MYOB.
Too close was not referencing physical distance. Instead, I interpreted that to mean is you let business dealings be emotional dealings.
The tenant is giving YOU the opportunity to make things work even better for you. If this is the tenant whose parents pay ( i wouldn't know that about my tenants, but....) get the parents involved, as NE mentioned in yesterday's( ?) thread, and get a hefty late fee. Each and every month. Whoo-hoo! Then you too can love you some late fees. Or, if you don't want lates, then up the rent, and up the rent, and up the rent. Mommy and Daddy will at some point help their darling to find a cheaper place. Or, give tenant Notice to Vacate, or whatever its called in your state/ area, if the training isn't progressing, as RAYnPA mentioned. Let them become Busy's tenants. As hot as your location seems to be for investors from other states/ countries, somebody will take this tenant. ( saw actual addressees of possible properties mentioned on a very public forum again. Then mentioned on a different forum later. Welcome, investors from around the world!)
Yes, this is some of the stuff landlords do. I am really seeing the truth in MYOB's statement that 'There ain't no money in perfect tenants.' Well, there is, but there's more money in tenants who stumble once in awhile. Those tenants, can be profit centers.

Roy, sounds like MYOB is implying you are too emotional and should look at it as an additional income stream (such as collecting late fees).
I disagree. I donít want some paltry late fees. I donít want to worry about following up, posting notices, wondering if they will follow through, etcÖ.
I want to be paid on time via Clearnow as agreed to in the lease.
I understand folks will have hiccups on occasion and I can work with them on those rare occasions. But if they show signs of it becoming frequent or if they get the impression itís therefore ok, I make sure they realize it is not. --24.96.xx.xxx

I tell my new move ins that with ClearNow their life is simpler. Without it, you are paying $20 extra per month. Most sign up to save the money. Those are the ones you normally don't have to raise an eye brow with.
For those who do not sign up, they are the ones that you end up having to hold there hands more with. So at $10 a day late fee, by the time I am texting them - they are three days late. I am already getting $50 from these folks that I wasn't planning on. Getting that extra money frustrates me - in that they really can't afford it. It also makes me have to hit the Drive thru at Arbies so that is even more stress in my life. You know do I get the curly fries and a chicken Sandwich or so I stick with Beef and Cedar. I agree with and share your experience. Thatís why many years ago I made Clearnow a requirement. It also weeds out those who are unbanked. If they donít have a bank account there is normally a reason.
Why do you give them the option not to enroll? Does your state not allow you to require it? I think using a Clearnow is one of the best things Iíve ever done. Iíve been using them since 2004. Theyíve never even raised their prices. --24.96.xx.xxx

I unlocked the door and went in. My 24 hour Notice to Enter sign was still taped to the door. House 'appears to be' Abandoned and so my Abandonment Notice will get posted soon.
House is still full of junky furniture but there are no beds and no barking dog. If my tenant does not respond to my Abandonment notice, everything she has left will be removed on Monday.
I am not irritated anymore, I am a happy LL now.

That is a great question which would almost justify making an whole new post on! Or she 'could be' in a hospital sick with Covid and could not move her all her stuff out? The possibilities are endless here. She has left some items in the house that has 'some value' which is a side by side refrigerator, approx. 100 music CD's, boxes half filled with food/can goods from her pantry, and in the shed out back is a push mower that looks brand new.
If this tenant calls me over the weekend, I will then offer to help her finish moving out. However, if I hear nothing, my crew on Monday will bag up everything and stuff it in the shed where the mower is. I will keep it there until I find another tenant. This house is filthy and she will not be getting any her $600/deposit refunded. I did not see any real damages though just trash and filth which is typical for my tenants.

I used to get angry. Would stay up late at night wondering what the hell was going on with the deadbeat. I have since decided that it is all a game, and I plan to win.
Had one tenant with me for five years. Paid weekly, well that was the plan. She paid more late fees than all my other tenants combined. I had enough of her a year or so back, but I was in a big project and didn't want to deal with the full rehab she would leave me. After getting the electric shut off once again I followed up on my promise and evicted her.
I tell them on lease signing that I am in the biz of renting, not late fees. I usually don't charge lates when they contact me ahead of time and don't make a habit of it. Calling me an hour after the bank closed to say you will be late causes extra fees.
As soon as I get the rehab done I have another set to evict. Contacted me and said they paid their entire check to me but it didn't cover the rents. They smoke so much weed I think they forget when the banks close. --107.147.xx.xxx

I do get irritated and I should not. Does the phone company get irritated when people donít pay their bill? No, they simply follow their procedure. Same with the electric company. They follow their procedure. We are moving towards becoming like the electric company and taking the emotion out of all decisions. One way is that we are moving to all Resident contact through our Resident portal and no more people calling my cell phone.
Much of my irritation is directed at myself because I didnít follow our procedures. I let the Resident pay late without a late fee, I said it would be fine to pay on Tuesday instead of Friday, etc.
The latest incident was a 3-day notice posted for a Resident who did not pay when they said they would (We are also moving to Clear Now with all new Residents and at lease renewal to prevent this type of problem).
I get a phone call from the Resident and I am expecting, ďIím so sorry, it slipped my mind.Ē or, ďIím so sorry, we have been having some trouble right now.Ē or something similar. What she said to me was, ďI donít know how you expect me to pay this, he hasnít been working this week because of the rain.Ē I was speechless.
