I must be crazy, I just don't get it! How many are still trying to find replacement tenants while there are still occupants living out their last 30 days in your rental?

How many wait until your rental is vacant, fixed up and ready to market before you go looking for qualified applicants?

How many that are marketing their rental while it's still occupied and find a qualified applicant and will sign a lease giving a move-in date to your new tenants-- AND YOUR CURRENT TENANT AREN'T OUT BY THE END OF THE MONTH -RESULTING IN A "HOLD-OVER" SITUATION?

Thank you for any input. By rushing to find a new tenant before my old ones leave, it always causes me some type of unnecessary problems. I'd rather loose 10 to 20 days rent and not have to micro-manage everyone to death. --47.155.xx.xxx

Good for you, whatever works.

When I receive notice from a tenant, I list and start to show ONLY PRE-QUALIFIED prospects with the full consent and assistance of the departing tenants.

Because I'm not a full time landlord and I have a 40+ hour a week job plus my husband's biz, there's no way I can predict when I will have a turnover up and running nor a rehab finished. I try to set reasonable goals but then again the best laid plans of mice and men.

In my area, best to wait until empty, fixed and ready. It takes time and money but otherwise I'm just waiting my time running around and causing an inconvenient to moveout resident who can be uncooperative and it gets me nowhere! it can work in my higher-end homes (class A) where the leaving resident will show the properties and provide excellent landlord reference. --172.58.xx.xx

It really depends on the property how I handle the situation.

If it is a nicer place and I have other quality residents that I can convert into RTO residents from tenants, I will show the place in advance. This also depends largely on the working relationship you have with the departing resident.

The prefect world is the residents got groomed from tenant to resident to owner, but that only happens about 20-25% of the time.

The lower the credit scores you deal with, the more life somehow gets their way --24.101.xxx.xxx

I would feel uncomfortable disturbing current tenants and showing a home that wasn't cleaned and ready to go. However, I have advertised mine "coming soon" this time with an expected ready date. Nobody seems to see the when available date.

6X I am advertising mine as "coming soon" now also. I'm finfing the unqualified will click "request a showing" without reading the ad.

Unfortunate as it is a time waster. But for those that plan ahead, I'd like to hear from them.

What drives me insane are the calls who's first request is to take their cute little dog, when the first sentence in my ad is somke free, pet free due to asthma and allergies. Or those that want to see the place when the ad states PLEASE understand, showings will only be done with proper notice to current residents and after a thorough background check...oh, and they want to see it today! --75.11.xx.xx
