Shout out to NY LLs. Not worth it to sign up for ERAP since the court order forcing the portal back open 1/11/22. The website admits there are no funds, yet it fully protects the tenant from eviction once you sign up for it. I noticed all the "legal aid" type do-gooder orgs are urging tenants to sign up for the afore mentioned reasons.

I would avoid ERAP from now on like the plague (pun intended). I have one tenant that signed up for it Nov 1st. all paperwork was submitted... still waiting with no end in sight. Meanwhile, she has signed up for public housing so she'll probably jettison before any back rent is due. Eviction moratorium is over but the court system is a joke. They anticipate that you won't get a hearing until June since things are so backed up. --72.231.xxx.xx

Yes, I had a tenant that I was evicting and her case worker wanted me to complete the paperwork for her to obtain other assistance.

I found out by submitting the paperwork, the tenant then has the right to stay in the rental! So I refused.

The case worker will then drag her feet fully aware there is no assistance available because the tenant used it all.

Then the eviction and Court documents needs to be resubmitted. Talk about a racket. The case workers are almost worse than their clients!

MAKE sure you READ the documents before submitting. I got her out but now I am having a problem with serving her the Small Claims documents because she refuses to answer her door. I feel for the new LL. --67.22.x.x

I can tell you having worked in the Section 8 office a long time ago that the case workers are indeed worse than the clients.

NE, She is behind Dec and Jan rent and $75 for Nov. She pays in $100 dollar increments every Friday which puts her behind as her rent is $880 (3 bdrm apt--she is really over housed as it is just her and her grown son)

880 is now far below market rent as well so she probably won't be able to find anything for that low in a 1 or 2 bdrm apt that isn't at ground zero in the ghetto the next city over.

I would rather she just move out than evict her due to the expense, hassle and probably won't get a court date much before June anyway. I despise "blue" government. --72.231.xxx.xx

If rental units have separate utilities a lot of problem tenants will be not qualify as they owe substantial amounts on utilities. Here in province of Ontario the committee of social justice has to tier landlord and tenant act where it is really difficult for private sector rental housing providers to evict where been at the hearings where not one eviction was thrown out where mistakes were taken care off. The leftist think that every rent dollar is pure profit where the reality is completely different. Affordable rental housing they call it where a small building operates at a loss of $100,000 per year along with not paying the 13 per cent harmonized sales tax on goods and services. Vacancy rates are at zero or one per cent on and off in major urban areas where it is seven hundred or above credit score or you keep looking for keys. A lot of the secondary rental housing is no longer here where single family houses, townhouses and condominiums are sold off as some urban areas house are a million plus. --67.71.xxx.xxx

MAP, when did the portal post that there are no funds? I have a tenant that applied in Nov, then dropped it then reapplied. I already filled out paperwork and was trying to find out when they will add January to the form. another local ll submitted 30 plus claims and was paid after several months. I thought the fed was shifting unspent funds away from red states to blue. --172.58.xxx.xxx

It does state that the money is out but still to apply however, there are a few counties noted on the site that have NOT used up their money yet so if you are "lucky" enough to be in one of those you may have a chance.

I have been paid ... it takes a few months. I had one that had theirs paid for a year but they wouldn't pay the extra three months so the tenant appealed the decision. This was back in September. So the rent was paid through August, 2021 for them and the tenant claims that they are getting the extra three months so they don't owe anything until November. They never paid November, December or January either (and the eviction moratorium FINALLY ended on 1/15/22).

YESTERDAY I received an email from ERAP stating that they denied the extra three months! So today I went down and started eviction ... I overheard another owner trying to set their court date and it's in March (uggh).

I have two others that are waiting on their responses. The others all were paid up but it takes them about 3-4 months to make a decision. Also - when I spoke with ERAP last week I asked them if any of this back rent payment is good for 2022 and they said no ... ONLY through Dec 2021 ... so if your tenants are trying to sign up for current year (2022) too bad ... I'd start to evict now. --69.201.xx.xxx

Like every country there are some provinces that are hostile to private sector rental housing ownership. Some provinces in Canada have no rent control where it is free market where free market rent is a lot lower then a rent controlled jurisdiction. Last night on tv news it is estimated that the province of Ontario is short of 650,000 housing units which was vague on single family houses or rental units. That is driving up prices of rents along with houses where in the city of Toronto a single family house is above one million plus. Tenants who get evicted are going to find extremely difficult to start another eviction as finding any rental unit is difficult as vacancy rates are really low or zero. Converting out to separate utilities is the future as the cost in the future is not predictable. --68.69.xxx.xxx
