Wondered if anyone has any landlord stories regarding use of stains or oil base paints in your buildings? Our lease prohibits it.

When I worked at a graphics firm (before technology converted all work to computers) that took up a whole basement floor, someone was painting in an area that must have had a flame. The fumes permeated the air; spontaneous combustion occurred sending 2 co-workers and the company president to the hospital. The company lost a lot of customers artwork and film collections.

I told a tenant who said she was going to stain some wood in the basement this weekend what happened and not to do it because of the gas water heater and furnace flames, especially in the winter when they are on more often. She's 39 years old, and said "then where can I do it?" and that maybe she would do a small piece at a time. Really??? I think she was trying to get me to agree to some way she could do it. I'm emailing her a copy of the section of the lease prohibiting toxic/flammable, irritating odors. At least I'll have it in the file if she does it anyway. Any other ideas? --75.11.xx.xx

Had 1 house where a little old man & women lived/ grandson mowed grass/ basement door was open so he just threw gas can down steps when done/ water heater (Nat gas) was going & resulting fire melted smoke alarms off walls on 2nd story --173.233.xxx.xxx

Probably not an issue but if you don't want these projects goin on, and your experience and history tells me you don't, then I would say that this is an apartment building, single family home, whatever built for daily family life. The meet the needs of people living, everyday needs like sleeping, eating, staying dry. And this is not essential and not allowed as it can not be safety accomplished in this shared living space. If the furnace is high efficiency then most use sealed combustion where combustion air is from outside so air infiltration is reduced. Oil base paint is not used very often except for a primer to seal. A high efficiency natural gas water heater will also take combustion air from outside as well. No storage of gasoline inside as this is dangerous. --68.69.xxx.xxx

the general population has no idea they there is a real risk of combustion even if you put the soiled rags in the trash. I'm not sure of the working environment risk in a well ventilated area but prolly best to stay out of the basement. That is your main problem, keep the basement locked or off limits. I don't have something like that in my lease but I do require renters ins. --24.194.xxx.xx

I had an army veteran who used those to do a very huge military mural on his bedroom wall. Spray ruined newly refinished wood floors and smell was horrible. I was a Chemistry major in college and survived three ether explosions in lab. Ears rang for days and I was pretty jumpy. --216.23.xxx.xx

Had a tenant in a duplex who's boyfriend started parking his gas scooter in the living room.

Saw him drive it up on a plank one day and went over to confront him about it. His reasoning was that he had a lot of money invested in the scooter. I had more invested in the duplex.

Reminded him the lease states no flammables inside, then reminded him that he wasn't even on the lease and was going to get his GF evicted.

They didn't last long with me. Nothing ever blew up or anything, but the possibility was real.

Had another guy in a SFH that worked for a towing company. He used the company card to buy diesel which he put into kerosene burners inside the house.

I couldn't get the place clean. Ruined the finish on the hardwood floors, walls were sticky as well as everything had a smell of diesel. --107.147.xx.xxx
