Hello,
I am looking to evict my tenant but not sure the proper way to do so. My tenant has been in the property for the last couple of years but I am looking to now sale. I have friends who have tried to evict tenants but some how the judge always rule in the tenants favor. What would be the proper way to evict a tenant starting with the first step?
Thank you in advance.

When does the rental agreement end?
It may be better to just not renew for no reason than to try to evict - for what reason? --68.229.xxx.xxx |

If you have never done so, pay an attorney that concentrates on evictions to handle this one and learn the procedure as he does it. In Phila., a few attorneys handle most of the evictions; they charge little because they do bulk work and are efficient at it. In big cities the system is biased against the landlord and there are a lot of regs to trip you up. --73.141.xxx.xxx |

Thank you all for your help. Although the tenant lease is up they are coming up with excuses on why they cannot leave. I was told that in the state of California even if the lease is up we still have to give a 60 day notice if they do not leave. I have done that but would like to make sure I have done it the right way and would like to know what is my next step after that. --45.51.xxx.xx |
