After two years of struggling with hip and back problems, we realized that as we age we might want a first-floor place to live someday. The apartment downstairs has always been rented annually, but we decided to jump into the furnished short-term rental market (with JUST that unit) so we can take it back if we need or want to...plus our family has just gotten BIGGER and LARGER (two different things here!) in since 2004 when we bought the place. So we want the space for vacations which we always spend together.
Okay all that said: we've got it furnished (or almost, some stuff still not here yet) and we know what to do about linens and such, but what about the KITCHEN?
Dishes, glasses, mug and flatware, yes. Coffee Maker. Microwave, soon a toaster and we have a countertop oven as well. Filled spice rack with useful common spices.
WHAT ELSE? We are not doing AirBnB - we are doing "long-term" short term rentals (30-90 days max is the plan.)

A neighbor 3 doors down just sold their house. SAME footprint but decorator finishes nesutiful backyard with pool. Sold at 820k. Up for summer rental ay 55k for season.
We are seriously reconsidering offering ours for annual rent, either side of 3K.
We have lots of room for profit.

When my father broke his hip, he had to spend a month in recovery outside his home. I was willing to cover costs for another month of therapy an assistance be he wanted to be back in his home. He lives in the upper lever of a luxury duplex that he owns. If we wanted him to move in downstairs, the minimum Re-location fees required to be paid to the tenants by the City of Los Angeles ran around $20,000. We'd have to go to court, evict and then fix up the place.
Instead of all of that non-sense, I purchased a 12 volt contractors used man-lift. It goes from 2' up to 32' high via a telescopic lift system. I modified the lower part and the basket to sit 12" off the ground and added a long 10 foot ramp. So my dad could either wheelchair himself up the ramp and get into the basket, or walk up the ramp. The man-lift then took him to the side porch on the second floor. The rails opened and he would walk from the lift basket onto the upstairs porch. There was a second wheel chair there that he could use at the beginning until he learned to deal with the pain.
With a paid medical nurse, there 5 days a week for the first 4 months, dad was able to become independent and I still had a nurse there twice a week to drive him instead of him driving me crazy. He wanted to to drive 3 miles to buy tomato's at half price and go his primary care doctors hospital to get free medication. I'd rather pay and pick the up from the corner pharmacy.
So you should look to see about putting in an elevator.. IF your not going to use a used contractors lift and pay a professional, then you are going to pay between $18,000 to $50,000. May be well worth the money if you really want to stay. --47.155.xx.xxx |

I love your idea. I have toyed with the same concept for a lake house.
Can you set up a locking Owners Closet for the things you dont want lug back and forth? Keep the good stuff there.
We supply all hard goods to cook and eat a meal. Just walk a cart (buggy?) down the kitchen aisle at WalMart. What do YOU want in YOUR kitchen for when you use the apt yourself?
I also supply a generous supply of cleaning products hoping some will be used.
I started with Airbnbs list to be approved for American Express.
One res left a bunch of spices and we kept them along with rice, spaghetti, etc but it confused the food issue. Plus for Covid safety we eliminated any food stuffs. My helper thought an unopened box of spaghetti was gross.

Basic cooking utensils: wooden spoons, plastic or metal spatula, ladle, spaghetti "fork", 3 basic knives (paring, slicing, chopping), wire whisk,
Basic cook ware: casserole dish, sautι skillet, large skillet, small kettle (boil eggs), large kettle (pasta/chili), cookie sheet, cutting board, hot pad holders.
Also dish towels and washcloths/scrubbies. I've stayed at a few AirBnb's where they only had 1 dish towel. A bit inconvenient.
30-90 day stays may establish residency for the "short term" stayer. Be sure to know the local laws in case they decide not to leave. Might have to evict.

Sid, short-term rentals are not considered Vacation Rentals in NC (which has very specific Vacation Rental Laws and protections) and Landlord-Tenant laws DO apply. They would be considered more like a M2M lease agreement under the law. Eviction WOULD apply.
But NC eviction laws are pretty cut & dried as well. Magistrates are usually pretty neutral. Follow the lease and all is well for both parties. Don't follow it and the offending party will be dealt with. --50.82.xxx.xxx |
