State Specific Question About: PENNSYLVANIA (PA)
Hello, Im wondering if anyone knows how the eviction diversion program plays out.
After submitting the notice to tenants how long between submitting it and waiting for them to submit hardship letter do we have to wait before starting eviction?
Does this have to be done everytime the tenants fall behind?
Ive contacted someone from diversion program but haven't gotten any clear response just that they advise us to sign up for the eviction diversion program. --100.11.xxx.xxx |

There are two conditions which are a tenant has experienced hardship then there is the tenant who is working who had no loss of income where decided to buy a newer vehicle or big screen tv. Consider contacting a landlords association where they will have local knowledge. Google to find a few different local landlords associations. Sorry this is based on the Philadelphia rental assistance program shutting down. They are no longer distributing funds but are enforcing process that landlords go through eviction diversion program before moving for eviction. Landlords have to send tenants a notice about the program and wait for a mediator to contact them to work something out with the tenant. Ive not found any clear outlines of how the whole process works and was just wondering if anyone else was aware of any.

You need a Philly landlord to help you. Philadelphia has a set of rules outside of the normal state rules that are just bizarre. Are your tenants on some sort of rental assistance program normally? If they are, let this be a lesson to you. --24.152.xxx.xx |
