Hello everyone, following the previous thread about my tenant stove having issues,after the tech came on Friday 7th, he replaced 2 burners, he tested, i tested, tenant tested, it was working fine, he did mentioned something about the glass top can't have those burn marks, that the warranty can be voided due to this but he did not report that, also he saw one of the big cauldron (i think this is the English name) that they use for cooking, he said this stove is not meant to use those type because these one at the bottom are not 100% flat and talk about sensors in the burners, and that they are heavy etc etc (one of the burners has some pieces broken). But he left and everything was fine,

2 days letter tenant reported issues again, ask for a picture and they did not have it, set a time to go over and check the issue and they never responded until Tuesday, i check, turned all the burners on and a minute later all of the burners turned off by itself and says "F3 Key Error" and have to wait a few minutes to be able to turn back on, again just 2 burners working... I went to shop around to the small appliances places, one honest person, i think, from these appliances places ask me to get a Electrician 1st to check out the voltage etc etc, i did, electrician came and the voltage are not the same, one is 123, another is 120... Called the Electricity company and inform that, they said they will send a crew and they will just work outside etc... They have not came it yet... Call again for the warranty and had a big argument, they sent another tech for Friday 14th, when he opened the back of the stove, it was full of roaches and he said UH UH NO NO, i am not going to touch that, theya re the cause of whatever, even if i replace the Mother Board, they are going to eat it again etc etc, this voided your warranty right away, he make some calls and left...

Since this happen due to the lack of cleanliness of the tennant, because i have had Pest Control coming last year several times, i also did a treatment myself 2 times with some of the products that LL recommended me here... I assume is their fault, so buying another one should come from MY POCKET?? Or THEIRS?? OR SPLIT?

I already have to in mind, one at Best Buy Outlet and another one at Home Depot... Someone recommended me the one that have the coils on top, because the glass top will have the issue i mentioned before...

Please any advises, ideas?

If i have to purchase it, i do it, i just don't want to be taken advantage off, and i prefer not to buy a use one in 399 (that is the cheapest i have found looking in 3 small appliances places) if after they move, i am planning to increase the rent, therefore i need to provided a good appliance matching the other appliances in the kitchen... --98.216.xx.xxx

You treated before? 2 X's and had pest control there before.

Yes i treat it before, the Pest Control came 3 times, for mices in the second floor, they sealed all the possible entrance, put mesh in whatever small holes, put the cube poison, put sticky things and the gel for the roaches, i have attempt to educate them about this, printed information like Robert Ontario and other LL provided me, explaining to cut the source of food, water etc, after that i had followed myself by putting more gel around, more traps, no more mices, in my 1st floor there is no roaches neither in the 3rd floor... So how is it my fault after all the Pest Control treatment, my follow up , providing them reading material and verbally explaining things to them?

I am not looking to excuse myself if i am the guilty, i just want to confirm if is me, to look another for another approach, change whatever method needed to be changed on my behalf, etc etc. --98.216.xx.xxx

Tenants kept of taking groceries home from the Mexican Food Market in Cardboard boxes that were stored in the alley of the market, collecting roach eggs during the night. Then when the tenant got home, they stored the roach infested with eggs in their pantry, hatching and infesting their rental house.

I hired a professional pest control company that sprayed in all of the kitchen cabinets and every and anywhere needed. Finally after two attempts the roaches were gone. That's until the tenants kept on brining back infested cardboard boxes.

My stupid City, Los Angeles, ordered me replace the tenants side by side 25 cubic inch refrigerator (with Ice Maker thru the door) and fancy electronic controlled gas Oven, matching. Why? Because it was infected with roaches. I provided my tenants with upgraded appliances and they allowed them to get infested and broken with roaches. Tenant Caused. I refused!

Instead I got a News Station to meet me at the Mexican Market where they filmed the store using boxes they stored in the alley. These were the boxes that carried food to the store, being re-used for customer carry away. The news crew took several cardboard boxes and placed them into sealed clear plastic bags. Soon the eggs hatched and a week later the report came out on TV. I got a video copy that I forwarded to the City Housing and County Health Department. Instead of going after the market, they came after me for not providing new appliances to the tenant. I then filed for an eviction. The Judge told me tenants in court, either he can rule in my favor and be evicted or they can buy themselves new appliances.

This is the kind of stuff I used to have to put up with. Now when a tenant causes Mold in a bathroom because they won't run the vent fan or open a window. If a tenant causes filth bringing in Roaches. If they smoke and allow the smell to travel to out units, I PUT MY FOOT DOWN. They get a verbal warning followed up with an email. Second time the tenants get a "notice to perform or quit". The third time they will get a letter from my attorney, in English, Spanish, German, French, Pilipino, Japanese, Chinese, Hebrew or whatever they speak telling them we tried to work with them but because of their "lack of cooperation" and poor housekeeping skills, we have no choice but to ask them to leave within the next 60 days. If not, we will file for eviction that will stick with them for the next 9 years effecting their ability to obtain cheep insurance and possible future employment. If this doesn't get their attention, then the process server handing them their eviction case will set them straight.

You need to understand that you have to do more than send over a pest control company. You have to get to the underline tenant issues that cause the problem in the first place.

My tenants that refused to turn on the bathroom fan to prevent mold, I found a solution. Install a noise less evacuation fan and wire it in with the bathroom light. Turn on the light and the fan goes on automatically. --47.155.xx.xxx

plenty yes i am not going to renew their lease, that is why i just offered a 6 month lease, that will be due April 30.

Ok i think i will go with that option, i will have to look in craiglist or FB market place because i haven't found one in that price, not even 200. Thanks for sharing.

Robert J i remember you and someone else mentioned that about the card boxes, that is a very elaborated plan, i have not seem them bringing things in card boxes, everytime is Trash or Recycle pick up day we check at the barrels just to make sure everything is where is supposed to be, normally i do not found any card boxes unless is for something that seems to be a new product or appliance... Umm now that you mentioned that, maybe if they go to BJ's, those card boxes might be...

AS for addressing what is causing, i have pictures of how the deal with they trash containers with NO LID and overflowing...

I think it will be good if i use a 3rd set of eyes to do regular inspection, to take pictures and get notes, someone that will be neutral for both parties, just to have more proof. --98.216.xx.xxx

Scott i am really trying, but with the eviction things here in MA, they have child, cold weather is the worst time to find a tenant specially here in my area, i am just accumulating proof as much as possible.

How is the LL/manager to blame? Your allowing this to happen and continue. You have other tenants and there's no problem with them--. When you have a stove that is being damaged by roaches --WAKE UP-- YOU GOT A PROBLEM WITH TENANTS NOT ROACHES.
