Do all the Indiana landlords here provide appliances ?

Such as stove & fridge ?

In.gov states landlord is to provide appliances as I read it .

This is new to me I did not understand LL is responsible for appliances .

Also just stating appliances is vague does this mean just stove, fridge or does this mean dishwasher ,washer, dryer and

There are many sites with different answers that is why I checked in.gov . I’m just surprised that we have misunderstood this law for so long . What do Indiana LLs on here do ?

I provide kitchen appliances only when the previous tenants leave them there and my lease states I do not make repairs to these used appliances either. If I buy a house that has a built in dishwasher or kitchen sink disposal, I remove them. --71.207.xxx.x

As a strategy to obtain the best tenants, I provide "more and better" amenities than my competition. Lets suppose I am a landlord on the same block as a vacancy of yours. We both advertise online and have a sing on the property, "For Rent".

My building had a nice lawn in front, cared for by me weekly gardening service. I also had a small 10'x10' paver area on my lawn with a table and chairs for my tenants to entertain outside.

I offer a New Refrigerator and Stove, as pictured in my on-line ad and I hand our flyers at the door with information and pictures. I also provide a window air conditioner and a ceiling fan. I have a hood over the stove that vents outside. Instead of one basic color I have the walls one color, the doors frames and molding one color. Another color for the ceilings. And the walls a third color.

So I spent and extra $2000 having some extras in my unit so I can ask another $100 per month over your rent. I will catch more applicants and rent my unit 2 weeks before you can close the deal.

BY getting it rented 2 weeks sooner and getting $100 more a month, I would have paid for my extra's in just over 15 months. My average tenancy lasts 4 to 7 years, I don't rent to people who move often. --47.155.xx.xxx

I think you were reading a tenant-based interpretation of the law. Those are often misleading or just plain wrong. Here is what I found:

According IN law, a Landlord must:

(4) Provide and maintain the following items in a rental premises in good and safe working condition, **if provided on the premises at the time the rental agreement is entered into:**

(A) Electrical systems.

(B) Plumbing systems sufficient to accommodate a reasonable supply of hot and cold running water at all times.

(C) Sanitary systems.

(D) Heating, ventilating, and air conditioning systems. A heating system must be sufficient to adequately supply heat at all times.

(E) Elevators, if provided.

(F) Appliances supplied as an inducement to the rental agreement.

So IF you supply appliances as an inducement to rent and they are there at the start of tenancy, you have to maintain and continue to provide them. But nothing says you have to provide them initially. --50.82.xxx.xxx

Amortize the cost of providing a fridge, stove into rent where 3 to 5 years. Suppose $1,000 is spent then divide by 36 months into rent where will have get the money back. Often withing 3 years the stoves is banged up which is only good for scrap metal. The option will be up to the tenant if they want appliances. Some times at the Habitat for Humanity restore they have used appliances which are functional but not the latest out there. --99.236.xxx.xxx

Think it depends on whether you are under rent control or not. In L.A. or S.F., you want the Ts to move out regularly so you can raise the rent to market. Also, when the appliances fail, you are responsible to replace them even though the rent is way below market. So in rent controlled areas, it makes little sense to provide appliances or utilities, since you cannot recoup your expenses as time goes on. Making the Ts rent the appliances makes sense in rent controlled areas. --201.140.xxx.xx
