Round #2 Hoping we don't lose power again but we did spring for a new small generator just in case.

Good day to work on taxes (DH). I'm still toying with the earlier topic of titles vs real property as far as paying taxes on the rentals is concerned.

I did a little research on ours, found this example for your consideration:

Unit #1 1995 14 x 76 singlewide large porch on 0.65 acre lot with well/septic, cinderblock underpinning. Taxed as real property $277.16 for year.

Unit#2 1992 14 x 76 singlewide standard porch on 0.66 acre lot (adjacent to #1), with septic (uses other well), vinyl roofing material from Lowes as underpinning (recommended by a landlord on this site). Taxed as personal property , $45.45 for trailer and $93.08 for land/septic/porches for total of $138.53!!

As you can see, that is a difference of $138.63. Right at HALF.

Am I going to apply for and convert all of my doublewides and singlewides to titles? I doubt it, but there is a difference. --71.219.xxx.xxx

That's a savings. In my area my personal property tax on the mobile homes are $219 a year, vs same size real estate at $1000. --172.58.xxx.xx

Pat,

Around here to get a trailer separated from the land (if it has been combined in the past) I go to the county assessor and file a "Notice of Detachment". It's a form they have/provide. It separates the trailer from the land. Then go to the DMV and get a new title. If the assessor/tax people don't have a copy of the old title, DMV will tell you what to do. ID numbers are often stamped on the trailer frame near the front. (No guarantee on that though). --75.7.xx.xx

I guess our taxes are still reasonable compared to a lot of areas, helps us keep our rents affordable with low turnovers. (until last year)

A trailer is a trailer is a trailer. That double wide might even set on a basement - but it is still Mobile. So around here these places actually have the taxes lowered as they get older. The land in which they sit on tends to go up a little bit but based on taxes alone, you can make an honest buck with them - especially if you are buying them right --24.101.xxx.xxx

Tomorrow the weather reports are 5 cm to 10 cm of snow where the temperature is going up from the extreme cold. Only building materials here are imperial where worst case in imperial is 4 inches of accumulation. Sometimes it does not snow where will have to find tomorrow as going out of town. --99.236.xxx.xxx

There is a company with a website named IBTS, you fill out a request with them to get the serial number and manufacturer name, if you do not know it.

Choose between urgent (3 business days $100.00) or 10 business days $50.00.

You do need the numbers off of the HUD plate on the end of the unit. We can apply to Virginia DMV, it has the forms and questions you need to answer. Problem for me might be not having a former title number, and no name of a dealer, but namely I want to make sure there are no old liens on it as it wasn't even mentioned in any of the paperwork on the foreclosure! We've been renting it out since 2014!

You can also get a replacement wind/weather zone sheet if needed. They are often missing from closets/cabinets. But I don't care about that. --71.219.xxx.xxx

If you bought the place from HUD, FHA or the USDA - they typically retire the title for you after they take it back. It can be recorded at the county level.

Like your place, the DMV can retire it, for a fee if it isn't tired already --24.101.xxx.xxx
