A tenant called for a minor plumbing repair in a small apartment. Because this tenant has claimed they've contracted various strains of the Covid virus, I do not wish to expose myself to the possible dangers.

The tenant has not gone to work for a long time and is collecting paid sick leave plus some government assistance.

I'm no doctor and it's difficult to differentiate between a Covid Symptom and the Flu. If I risk exposing myself to a sick person, then I won't be able to service any of my other tenants.

No other plumber wants the job regardless if I pay them double or triple time. So I told my tenant to heir a plumber and pay them out of their rent money. The tenant asked what rent money? (This is Los Angeles and tenants have Pandemic Rent Protections thru October 2022).

I responded that I finally contracted with an out of State Collections firm to go after the tenants co-signing parents. With a two income household the parents wouldn't want to risk mudding up their credit, effecting everything from discounted medical, auto and home insurance.

The tenant told me to forget about the plumbing repair, they will take care of it on their own. And they will start paying me their back rent so long as I keep it a secret from their parents. I asked how much money will you be comfortable sending me bi-weekly, twice a month? The tenant said they will see and let me know.

Yesterday, Saturday, I check my mailbox and someone slipped an envelope inside. It's a heave metal security mailbox by my curb. The tenant put inside an sealed envelope with a check for 1 month's rent.

This is one success story, I have many more failures to collect due to collection restrictions.

Covid symptoms I had were dry cough. Heart palpitations. Tired feeling after minor exertion and one night burning toes which were a cranberry color. Then I had a couple of hot flashes/fevers that lasted minutes and it was over. So the palpitations and all that were myocarditis I suspect. That's what they call "long covid" when people just have no energy I read this week. Also read that the OTC meds can fix that. --108.24.xx.xx

On almost all of my properties I have installed exterior clean outs. This is for kitchen sinks, bathroom sinks and toilet main drains. But as you said Roy (AL), BATHTUB DRAINS. Most of my bathtubs are located on interior walls and most have no clean-outs.

If this was a good tenant and were really sick regardless if they paid me rent or not, I have a solution. I'd put on my abatement suit and 3M Full Face Mask with a P100 Filter. I'd use one of my Battery Operated Power Snakes with a 1/4 inch cable, with a Double Drop End to navigate a tight P-Trap (most old tubs have them) and Clear out the drain. With a 120 volt corded snake, too much could go wrong when I'm in a money suit and having my face covered.

I also have an air driven suit with clear bubble head that allows for a better view. But I've had tenant step on my air hose and cut off my supply. Then I'd have to use my Spare-Air breather that limits my air time to 30 to 50 breaths. Meaning I'm running out of the place and using a knife to cut the suit off me. It takes too long to unzipper myself. With help I can get out of a bubble suit in 20 seconds, otherwise over a minute. --47.155.xx.xxx

Now the fourth lockdown is here where more likely in a week it is going to lifted as the number of cases is starting to go down. Omnicron is the main number of cases where now the hospitals will start to be able to start other procedures. Have had the third vaccine dose where first two Oxford Astra Zeneca then third Phizer as Oxford Astra Zeneca is no longer available. Last time at the doctors office as most of people are vaccinated fewer people are going into ICU along with fewer require a ventilator. Now the mandates are starting to have effects where some places gave people two choices which are get vaccinated or move on. Us truck drivers are no longer allowed in if not vaccinated along Canadian truck drivers will be allowed back where will have isolate after delivering loads. The Us is requiring all truck drivers to be vaccinated as well this month. So in the end it depends if vaccinated what the outcome if get Covid 19 as here the vaccines are working where some people recover in a short period of time. On the tv news last night they showed a person in the hospital who had been on life support who was foolish not to get vaccinated now regrets where will get vaccinated. Most of them it is like being to hell and back if they survive where some did not. With the mandates the stores will start to have shortages as a lot of groceries are imported from the Us along a lot of other things are imported as well. Now some provinces are really starting to get tough on the unvaccinated where very tough measures are being mandated where you will not even be able to go into WM. Now the percentage of the unvaccinated continues to drop everyday where hopefully this year things will start to get back to normal. It is around 80 per cent completely vaccinated with two doses then the percentage of third dose continues to go up. In Europe some countries are making vaccination mandatory. Most of the plumbers I know do not own virus proof Abatement suits as you described. You are the exception here. Most plumbers here would have a 3M face mask and some disposable gloves but I doubt any of them would walk inside a house if they knew all of the occupants were bedridden and sick with Covid.

So, if any of my tenants need major plumbing services and they are at home sick with Covid and I can't find a willing plumber,...that is just tough luck and they can move out if they want to. Happy Clause time.

I’m actually thinking of getting some shirts made up that day “I have to sneeze” and then randomly stand next to people when I go shopping. On another note, what happened to fixing problems ASAP as pro landlords? I’ve been on this site pushing 11 or 12 years now and a common practice that runs through the best of us and separates us from the slumlords is fixing issues ASAP. Do you want to know how I know? Because I guarantee you that every plumber that you call the first thing you do is go into this huge spiel about how your tenants have Covid and you’re scared to death and blah blah blah. Because you wouldn’t be able not to. That is CHA-CHING in the mind of a plumber, electrician, HVAC guy, etc.

I guess that I didn't make myself clear. I use a hazmat suit for abetments and my NASA suit to scar the pants off my tenants. Here a cute story.

I had a house that I rented to Esteban Rhodas and his wife and 5 kids. Soon he had 8 kids and a pregnant niece living with them. I gave them notice that I needed to treat the house for cockroaches. When they shopped at the Mexican Market, instead of shopping bags they were given the cardboard boxes used to supply the store with food. The boxes were piled in the alley behind the store and left over night. Roaches laid eggs in the hollow of the cardboard. Than hatched in my rental causing an infestation.

The Health Department was on me. I had sent over my pest control company but Esteban and his wife Connie refused to cooperate and leave the house for 6 hours.

I had posted a notice, in ENGLISH AND SPANISH. When I showed up the next day to spray inside the cabinets, around molding and baseboards and set traps, they still refused to leave.

So at this point I put on my NASA type Space Suit, it was really a "Personal protective suit for chemical environments", air pump required. I walked into the house and Connie said, "What are you wearing"? I responded, "OH, I need this suit because I don't want to die from treating the roaches", Necesito este traje, quiero vivir, no morir".

Everyone went screaming from the house. Connie called her husband, no answer then 911. She said in Spanish something translated, "My landlord is killing the Roaches in the house and he's wearing a doctors cloths. We had to leave, come quick".

Many times tenants never pay any attention to their landlord. In my case they had to for self preservation. --47.155.xx.xxx

Our Doctors here in Los Angeles do see patients with Ten Cent Mask! Why! Because they are guaranteed their annual salary of $225,000 with matching retirement contributions, 3 weeks sick leave and free medical for them and their dependent family members.

The landlords here in Los Angeles have to pay higher taxes, higher Rental Fee's and are NOT ALLOWED TO COLLECT RENT OR Threaten Eviction -- that's $10,000 fine per occurrence last year. The fines have escalated to $1,000,000 for curtain violations of our tenants rights.

I have to provide services that are denied to my tenants like water, heating, gas, sewer, trash collection and power.

My last tenant who stopped their power contacted the city and I was ordered to restore power for them. So I have a House Meter with two 15 amp breakers. Off of one breaker I ran a temporary patch cord to their double 20 amp service. So instead of the tenant having 40 amps, now under my power the have a total of 15 amps. This keeps their refrigerator going and some lights. They have a gas heater so that's not the problem. I saw them watching their Big Screen TV using their Dish Satellite on the roof. I never granted anyone the authority to go on my roof or attach a dish. So I removed it. I had given them a 5 day notice to perform or quit some years back. So with my power they aren't going to watch prime cable, only via the radio waves standard local stations. --47.155.xx.xxx

My regular plumber decided early on that he would not be repairing any toilets during covid. He said he was only working on new construction. But saw him yesterday and he is now wearing just a good mask and working on a local mansion. Heard one on radio call in show saying he has had covid and some mold related problems but masks up and goes on with work. Personally, I don't want them in here. Thankfully only one tenant issue and nice clean guy showed up while they were not home. Water processing techs can tell when there will be an outbreak by the amount of covid they find in the sewer effluent they test. I have stayed out of public bathrooms. --108.24.xx.xx

Allym [NJ], you're not kidding. The spread of pandemic's virus are ramped with waste water in sewer systems.

One company that specializes in Plumber Sewer Equipment repairs had 5 men out sick. They couldn't figure out way. Contaminated sewer cables fresh out of the sewer and the workers removing the cables from the machines exposed them to the virus. A spring loaded cable pulled out of the snaking machines causes droplets of water to go air born and come in contact with exposed skin. Hands, Face, Eyes, Noise, etc. --47.155.xx.xxx

The tenants check is from their fancy Brokerage Account. I can not just cash it since it's from another State on the other side of the country. I did deposit it into my bank's ATM. I will have to wait and see.

I rarely agree with NE but I'm somewhat in agreement here. Wear a N95 mask, safety glasses and gloves. Wash up after the repair. These basic and easy precautions go a long way and reduce your risk significantly.

I don't know but I suspect you have the right to notify co-signer when tenant is in default. No need to mention why.

So, since the co-signer might not be a victim of Covid, would you then have the right to pursue collection from co-signer without regard to local rules concerning tenant?? Not talking about eviction, just good old fashioned lawsuit for money from co-signer.

By the way, still laughing and admiring your collection story, and still laughing at pest control story.
