There have been a few discussions lately about allowing pets and the extra money that can be made from doing this. Add in the ones on rooming houses.
Why not pets as tenants?
Around here and I'd bet many areas, pet boarding is a pretty cash producing business. It's got a ;pt in common with boarding houses, airbnb, etc. Short term. Daily rates. Few eviction problems.
A quick check would show what's necessary to do this in most areas. Mostly on the outskirts of town/in the country. Zoning. "Permission" from local govt.
Thing is, a careful person might set up an operation in one house that could produce a good return. Of course, there are expenses to set it up but are they really more than dividing up a regular place to accommodate a few human roommates?
Looking at rates locally, it would be like having many tenants paying $300+ per month each ($10 per day) and many places are charging more. In the same space as a human (100 sq feet bedroom), I'd bet you could have 2 pets. I know of a few boarding places that take 20-50 pets.

When we were still in VA, we were going to do a doggy day care with overnights. We had no kids left at home, a big fenced yard (2 acres fenced, more unfenced) and a couple of large rooms that could be devoted to beds and cages.
We had success "babysitting" for friends dogs, figured we could offer an elite service.
As we talked and talked, the farm down the road was sold and was soon advertising Doggy Day Camp - a luxury one.

The franchise, Wag Hotels, has locations throughout areas in California, including West Los Angeles, San Francisco, and San Diego. The one in Oakland is huge and looks to be at least two stories.
What also seems to be highly profitable are stables near Silicon Valley, Los Angeles, and Santa Barbara. Many wealthy families include kids who own dogs or horses. Parents spend at least four figures a month for horse boarding. I forgot the writer who noted that the rich had an obsession with horses.

You could put 15 pets in a 10X10 room, not two.
There is a lot of clean-up involved and government inspections, and someone has to be there 24 hours a day for care and safety.
If you have long term tenants, they tend to abandon the pet and never pay. My dogs went through a six month quarantine kennel and the kennel owner told me he had a heck of a time getting owners to pay the boarding fees for the entire six months.
Most of your pet boarding will be right around major holidays.
I've done boarding kennel inspections and 98% of the places are really disreputable with shameful care of the animals and a very pretty front to show to the pet owners. --76.178.xxx.xxx |
