Seems there is always something to do to improve the process. Little tweeks, constant improvements. Here are my 2 latest process/ improvements.

Seems like I am constantly in discussions with prospective tenants about whether a queen/king bed for their kids will fit in a room. I use to always be slightly annoyed thinking you don't have a house, but your kid is sleeping in a king size bed!!!! Anyway, i have now replaced that with at each turnover i will measure all the rooms and going forward will have on hand at the property a sheet showing the bedroom sized and the bed widths for single/double/queen king.

Second improvement: I replaced an old microwave less than a year ago. Cost over $400 plus $100+ to have it installed. Less than a year latter the microwave is fried due to a power surge. New improvement: all appliances (especially microwaves) will be plugged into a surge protector for electronic appliances.

I use an INFORMATION sheet about the property, distance to schools, gardener paid, amenities, and each room size. This saves a lot of time for me and the potential tenant. --89.45.xx.xx

Good ideas, Laura.

Whole house surge protector, installed at electrical panel on my houses. Saved me while doing a rehab from losing battery packs that where plugged in. Saw a contractor lose two batteries on a charger once from a surge.

Other thing, besides will the big furniture fit - can it get around the corner from living room to hallway, and into bedroom? I used a multi-tool to take off integrated door stop molding on the doorway from living room to bedroom hallway. 3/8" on each side gained in furniture moving space. Someday, I may widen that doorway a smidge more by reframing. And, planning on widening the 24" bathroom door, where master bedroom furniture gets backed into to make the turn. Perhaps when grandkids are old enough to learn, we'll do some framing. (Soon, those kids are bright!)

At another house, I put in 32" door on the second bedroom and the bath. Master bedroom I couldn't change size from 30" to 32". Thought about relocating attic scuttle so master bedroom door could be 36", and at an angle (Neoangled?, is that the term?) .... All those old doors were shot, and framing is so odd in my little houses that I was making new door jambs anyway. (With y'all's help. Thx!) Great idea on bed sizes. I can’t tell you the number of dumb renters I’ve had apply who had to turn down a great house for them because they had huge oversized furniture.

Or the number of times they’ve tried to come back to me and by then I had nothing available.

You really didn’t think a 1,000 sq ft 3 bedroom house was going to fit your California king did you?

I even started advertising a couple of three bedroom houses as two bedrooms being as one of the bedrooms was 9x8.

Stopped those not realizing an 810 sq ft 3 bedroom was going to disappoint them and thrilled the two bedroom lookers to learn the home had an “office”. --24.96.xx.xxx

Laura, Glenn has been doing floor plans for each place, with room measurements. In some (our studios) he has positioned a queen size bed icon for illustrative purposes only. Might be a good idea to do that on ALL the floor plans, thanks!

We only have a few places that will fit a King, and we do mention that in the ad, but a picture is worth 1000 words right? --50.82.xxx.xxx

Years ago, I hired one of our residents who was a graphic designer to measure and illustrate our floor plans. Then I put them on our website. He went so far as to measure the hallway and all its angles where furniture would come in. This has really helped.

The information sheet is a good idea. One year ALL of our units were moving-all med students in the same class rented from us and were graduating. When I showed the first unit I brought along information sheets for all my openings. If the prospect didn't take the first unit, I showed all info sheets to set up showings for others they were interested in. Rented all the units doing this. When it came time to sign the leases, we all met in ONE unit we were getting ready, chairs for all final selected renters. Signed all 9 leases in the same hour, answered questions, etc. 2 sets of finalists found they knew each other and would be living in the same property! --75.11.xx.xx

I give new tenants a floor plan with all the electrical outlets and switches labeled as to which circuit breakers they are on and the power load they can take. Saves a load of me running down to unplug a 'heavy hitter' from a 10 amp breaker and discussing how not to run the washer, hairdryer, mega screen TV, and coffee maker all on the same circuit at the same time. Old 1952 houses and only 3 breakers for the 800 sq ft house. Old area of town. Even my 1944 house was a challenge to figure out. No frills around here. I provide only fridge, washer and free standing range and a hookup in place for a gas dryer. So far nobody has done the dryer, since I have new updated 'solar clothes drying' outside. (Old fashioned clothes line which gets used a lot)Sunny California. --174.65.xxx.xx

Make a label with tiny numbers to put on every electrical cover plate, that matches the number of the circuit breaker it is on. And clearly number the breakers.

Include the floorpan in advertising, so some may screen themselves (their furniture) out before even spending any of your time. --68.229.xxx.xxx

Plan of electrical outlets is interesting..... I have been thinking of labeling right on the switch plates somehow. Especially circuits for fridge, chest freezer, dehumidifier. Hmmm. ... Maybe I'll stick a child protector cap in one plug space, labeled ' Fridge only', or 'Dehumidifier only' , 'Freezer only' .. of course, now I'll have to figure out which of the basement circuits have just the one outlet. I had Sparky add them, and thought I'd remember. Now I'll need to follow conduit, and maybe bring some trouble lights to test.. --70.92.xxx.xxx

Just plug in a radio and turn it up loud so you can hear it at the breaker box.

Flip switches until you don't hear it any more, and make a note.

Repeat.
