Just got this from a res applying with a large management company.

Her application requires a copy of her current LL’s rent ledger for the past 12 months.

Good way to sort out the moratorium and “living off emergency rent program money” folks.

Rent ledgers are being required from rent-assistance agencies. With just my little four property empire, I do mine olde-school. Pencil on a thirteen column ledger sheet, where I created the headings.

A younger landlord, who should be looking to expand his empire ( ahem!) might be best to set up a spreadsheet in electronic form. Excell being the first option that comes to mind. Again, the user creates the headings. I have heard good things about Buildium, which likely has a rents received ledger in its portfolio of landlording/ property management tools.

That landlords are requiring proof of rent payed is good. How easy they are to forge?

I'd rather take an applicant that couldn't get the landlord to give a copy of the ledger than a person who knew how to forge one. Ah, there's the rub!

Zelle, or other bank account to bank account transfers work well for tenants in this scenario. The tenant has their OWN bank records at their access that can show those regular payments. --70.92.xxx.xxx

6, a rent ledger is basically a document that shows what you owe and what you paid over time. Basically a ledger of charges and payments on your account. Most of the different property management software will have a way to print that report so it's just a push of a button.

We let the court record rents. When new LL checks out his prospect-- if tenant has not paid now or previously they'll be a court record because we file for non payment of rent as outlined in the lease. --99.103.xxx.xxx

Not that this is common, but it's easy to "forge" pdf documents. There are a number of software programs, most popular being Adobe Acrobat that can alter pdfs. --72.231.xxx.xx
