Just had a tenant leave caused all sorts of problems while he was there and now he continue to be a pain. He is the type to report false claims, when he tripped the breaker he called the police instead of calling us and lied about having a baby and needed heat back on. They have no kids and his wife fell down stairs when it was a small dusting and sued us only one month being there. We could not wait to see them go. He wrote me when he got my security deposit statement. He left the place so dirty but also left large gauges and damaged drywall etc. In addition he did not pay last month and said take it out of security. He wrote and is asking for receipts for repairs. We have a guy who repaired everything and did other stuff like paint etc. Am I obligated to give this guy receipts. My security deposit statement itemizes everything. Its my understanding that A landlord's written notice of damages must itemize the nature and amount of tenant damages, including any unpaid rent or utility payments, and must be accompanied by the balance, if any, of the tenant's security deposit not being claimed for damages plus interest.

I did that so I am not going to respond to his text because he was so rude to my husband that the last thing my husband told him was not to text me anymore and he just did.

In my State/City (California/Los Angeles) a landlord must provide receipts or estimates by contractors if the total deducted from the tenants deposit reaches $100 or more.

Another example of where a quick home inspection would have saved a lot of trouble and expense. You can bet that the home he moved from to get into your was not kept in pristine condition.

His current landlord might or not not have told the truth about him but the previous one would.

I've had really good luck with current landlords warning me off. (touch wood) I've not ever had a bad tenant that arrived with good landlord references. If the current landlord lies, the prior landlord will give the real story --76.178.xxx.xxx

Check your state laws. In NC we just have to send an accounting. Now if the tenant decided to sue us in court, it might be prudent to bring receipts and pictures showing the work was actually done - but 99% of tenants are not going to sue.

It's a good idea to attach a list of repair/replace/clean charges to your lease. Examples: $100 to repair each gouge or golfball size hole in a wall. $50 to clean the oven. $25 to replace each mini-blind. Etc., etc.

By signing the lease, the new tenant accepts these possible charges. If an exiting tenant asks for receipts in addition to the accounting, tell them their receipts are on page 9 of their lease. --107.141.xx.xxx

I too have a "Charges Guide" in my Lease that specifies certain amounts per item. The tenant has to initial that section and of course initial each page of the lease. The initials don't prove that they actually read it, but it does prove that they are aware that possible charges were provided at lease signing.

My Security Deposit Settlement statement, states that they have 15 days to object to the charges(FL law). Their request for copies of pictures, receipts, labor invoices must be writing, mailed to XXX, along with a SSAE. --173.31.xxx.xxx
