Now that some time has passed, since the start of the eviction moratoriums, and most have ended, are you still requiring the last 12 months proof of rent?

Or maybe you are requiring proof of rent during the times of eviction moratorium plus the last 2 months?

What is your current strategy on that?

Security of receipt:

Because some people are willing to provide phony receipts we, as landlords, might consider putting a simple security measure on our receipts we give to tenants.

A simple random 4 digit number written on the receipt might do.

Then, if a new landlord calls us and says a prospect showed a receipt for xxx month, all we need do is to say do you see a 4 digit number on the receipt? Please read off the number.

If it matches the one you have on the duplicate and the amount, OK. If not it means somebody made a phony receipt. --75.7.xx.xx

Richard that is a very good idea, thanks for sharing it.

I think if the tenant does not paid in cash, the best way to track that will be with bank statement, you cannot fake your rent payment for 12 month of the same amount. --98.216.xx.xxx

I do something a little be sneaky. I ask for the applicants banking statement(s) for the past 3 months. Then while reviewing it, if I can't see payment of rent to the prior landlord, I ask how they paid their rent. Usually it's something like Zelle or Paypal. So I then ask them to show me on their cellphone a copy of those statements, and have them email a copy too.

If the applicant has a minimum wage job with pay stubs showing little income because they rely on tips, I have to have proof of them being responsible.

My last two waitress had savings totally almost $5,000 and worked two jobs each. Without tips they barely could afford the rent and service their monthly debt. But when asking around I saw they had weekend and evening shifts the paid the highest tips, earning them an average of $100 in tips per shift. With that income, it was easy to accept them. --47.155.xx.xxx

Bank statements tell the tale of income and expenses, they are first an indication of cooperatiiveness.

I require a bank statement, not a screenshot of online banking, scammers, liars, and cheats see this barrier and begin to try substitutes. I remain steadfast and they have effectively screened themselves out. --149.76.xxx.xxx

I require six months worth of payment history from every prospect. So far every hand written receipt I’ve had turned in has been a fake, so I don’t accept hand written receipts as proof. The only exception I would make is if they can show a bank statement with the corresponding withdrawal. But as a whole, I don’t require bank statements because If I was in their shoes, I’d just go elsewhere. --50.202.xxx.xx

I still keep an old fashion Receipt Book.

Most Tenants pay electrically. I send an Rent Payment Received email with the date, receipt # and the amount.

Yes, someone could fake these, but they would have to know that is how I do it.

Only professional scammers pay attention to small details with forgeries, and they would use their talents on more high end rentals. --173.31.xxx.xxx
