"Good Cause" Eviction legislation quietly slinking it's way through the NYS super majority (D). check out S3082. I suppose they are going to squeeze this in instead of extending the unconstitutional moratorium. It currently is "in committee"

Some low lights:

"...IT SHALL BE A REBUTTABLE PRESUMPTION THAT THE RENT FOR A

DWELLING NOT PROTECTED BY RENT REGULATION IS UNREASONABLE IF SAID RENT

HAS BEEN INCREASED IN ANY CALENDAR YEAR BY A PERCENTAGE EXCEEDING EITHER

THREE PERCENT OR ONE AND ONE-HALF TIMES THE ANNUAL PERCENTAGE CHANGE IN

THE CONSUMER PRICE INDEX FOR THE REGION IN WHICH THE HOUSING ACCOMMO-

DATION IS LOCATED, AS ESTABLISHED THE AUGUST PRECEDING THE CALENDAR YEAR

IN QUESTION, WHICHEVER IS GREATER;"

Aka de facto rent control state wide

"SOCIAL JUSTICE IMPACT: This bill would set a precedent of placing the

lives, health, safety, and well-being of tenants first, and before the

profits of landlords. This legislation would limit cases of homelessness

as a result of eviction and help to ensure that the human right to hous-

ing is given meaning in New York State."

"FISCAL IMPLICATIONS:

No negative fiscal implications to the state or to localities. This bill

would result in fiscal savings by significantly reducing homelessness,

reducing the detrimental health impact of homelessness or housing

precarity, and by reducing the case-load of the state's housing courts

and all related administrative costs."

This will make sure every landlord raises it the max allowed each year, as they will not be able to "make it up" with large increases down the line.

It is pathetic that these supposed leaders actually think that restricting the income of people supplying a product will create an abundance of that product. They actually think their actions, which can only serve to reduce the supply of housing, will decrease homelessness. --73.141.xxx.xxx

when a unit gets behind in rent as far as what it could rent for. i will simply stop doing maintenance and the tenant will leave allowing me to rerent at the higher rent --72.231.xxx.xxx
