I use sticky notes. Sad I know. I was brought up to jot down thoughts (for business) when you have them. I learned this from my father.
My father dropped out of school in the 3rd grade to work in his family bakery in Brooklyn on Vanbrunt street. He wasn't to educated. He was really educated in German baking. Here's a classic example: he made every thing fresh each and every day-- except pound cake.
He had a receipt book written in German from his father. I don't care how many times he made Keizer Roll dough or cookie dough or pastry's that book was opened and next to his scales. Each and every time folks. So when you hear "cookie cutter" receipt let me attest to that receipt. In my years of working in the bakery I saw him screw up one time-- 1 time! He used sugar instead of salt -- in fairness he caught it-- my brother or I put the wrong cover on the 35 gal. drum holding the sugar and salt. We got punished for that.
so in RE find what works and don't put the wrong top on your policy's. We my son, wife and I do not RE-INVENT THE WHEEL. --99.103.xxx.xxx |

he screwed up 2 times. Forgot once he threw an aluminum bakers rolling pin at my older brother across the chopping table-- it hit the refer and bounced off it and hit my brother in the head-- knocked him out. He was 14. 4 weeks later they found my brother on a train in NJ riding the rails.

Clean something up in the basement workshop each week, either by working on, finishing up, or taking to ReStore/ Goodwill. ( made a little weeding bench today. )
Tweak the storage / organization of my work vehicle each week. Not just maintain, but make an improvement, no matter how small.
Tidy up something, anything, in my home office each week, so that the office is chronically getting more defined, structured.
Add to my written maintenance checklist....ahem ..... RESTART the written maintenance checklist
(We can see Busy sure has gotten to be a clutterbug lately. Time to organize!)

Today - Lunch date with Pookie, get materials list for remodel
Tuesday - Gym, haircut, meet new inspector, Taco Tuesday with Pookie
Wednesday- Gym, have team members fix some plumbing, install dishwasher, mark trees to be trimmed
Thursday -local Landlord association at the local Tavern, Pints and Properties, look at 2 sheriff sale houses
Friday- Gym, Quickbooks update, Start on tax prep, list Commerical prop.... team member meeting around 2ish, picture of Pebbles and Bam Bam winter dance night out
Lots more but the idea is to plan it out, lowest hanging fruit and what's important to you --96.31.xxx.xxx |

Thanks for the prompt.
FREEDOM!!! Is a strange thing. Keeping up the income is a no brainer but the difficult part for me is keeping my time free. It’s like my truck - even tho I took my tools out, forcing me to delegate, I felt the need to help by running to Lowe’s, etc or the guys would ask me the carry something to storage.
When I started driving my Porsche they stopped assuming I would do these errands because I could not carry a sink, etc.
When my time is open because I’m free, people want me to do THEIR tasks. Gotta be politely firm. No.
-All new purchases go into 401KRoth.
-2022 refresh of checklists. Some temporary Covid policies and procedures have become permanent…and made us better!
-All forms for residents on DocuSign, including Court AGREED JUDGMENT and VOLUNTARY WAGE ASSIGNMENT (garnish).
-Almost paperless- apps, screening, leases, photos go all digital, on the hard drive, backed up in the cloud. NOT using up time scanning bills, so drop the invoice in a paper folder. Faster than scanning.
-remove the TONS of 45 years of lease packets in the filing cabinets! That will free up 18 drawers.
-Hire new bookkeeper
-Hire new lease manager
-Hire 4 maint/rehab workers.
-Hire VA for marketing.
-Sell off more deadweight props via 1031x.
Oops! I did it again! More work for BRAD!
