Do you have a separate cell number that you give only to your tenants? In other words, do you feel the need to separate your 'tenant calls' from all of your other business or personal calls? If you have a day job, do you want tenants calling you while you are at work? How do you deal with this?

Also, does anyone here besides me, still use a landline in addition to a cell phone? And why are you still attached to your landline? --71.207.xxx.x

I have just one cell phone but I do still have a landline. Two reasons. One it's "free" with my Comcast Triple Play package. Two, I like knowing I have a phone in the bedroom if there were an emergency in the middle of the night. I don't take my cell phone to bed with me. Also a couple people know the landline number and if they call in an emergency it wakes the whole house up.

Comcast now has a spam block feature which almost eliminates all nuisance calls. --68.46.xx.xxx

If I see that caller ID, I answer with the "professional business office routine", rather than 'hello" on my personal number.

Roy it rings on my phone and it can be configured to go straight to vm or not. You can set the caller id to show the caller’s number or the gv number. You can text with it as well. I like it because you can use it on multiple phones/computers concurrently. --172.56.x.xx

So you have 2 separate cell phones each with its own number? Or does just one cell phone have 2 numbers?

My reason for a landline is mainly 'sound quality'. I prefer to negotiate the sale of a house, automobile or anything where very large numbers are involved, using a landline. I will take business calls on the cell but when the money negotiations begin, I usually will hang up and call them back on my landline. With landlines, it is much easier for 2 people talk back and forth with other. Then there is the Speaker Phone feature which is also nice. --71.207.xxx.x

I have one phone with internet etc. on it. I have an old number that was my tenant number and it's a flip phone that fits in a pocket and I give it to contractors. Then I have a third phone because some of the tenants have a service that my other phones can't reach so that is dedicated tenant and I take it off my taxes. --108.24.xx.xx

I've explained to tenants, clients and friends that I can not accept calls OR voice mail on my cellphone, THEY HAVE TO TEXT ME! Why? As a contractor/landlord/business person I may be on a ladder, under a property crawling in the mud or operating heavy machinery. One simple distraction can mean disaster. I can not pick up for every call. I can not listen to a tenant rant about a dripping faucet. But I can read through my text messages and respond accordingly.

great question: 7 lines. 4 cell and 3 land.

we have private cell's (3). Wife, mine and son's. We have one cell for texting tenants. Can't text them from the office landline.

We have one house landline for ourselves and family-- when it rings it's soemone we know (occasionally a I want to buy your house calls)

Other Landlines: 1 for tenants or venders to call and one only for advertizing homes. When one is on the market the ringer is turned on. We use that as our fax line also.

So to put into perspectiv, IF YOU CAN IMAGINE these robo calls for sell your house to me-- drives use crazy-- I mean crazy. I've gottin real mean to these folks-- even when blocked-- they have so many numbers to call from.

Roy,if Roberts house catches on fire i think he would prefer they call the fire dept.There is nothing for the landlord to do,dont even need to get there for awhile.I have had 2 fires that were both arson and was able to prove i was nowhere near the houses so if i get a report of a possible fire i make sure that someone can verify where i am. --72.231.xxx.xxx

I have my original cellphone number. Nowadays, it's used by friends-and-family, as well as legacy tradesmen (ie, plumbers, handymen), and those they share that number with.

I have my GoogleVoice number. It feeds to the same device, so I only carry one device. I like the voicemail transcription it provides. It also is very unfriendly for robo-calls. Humans can dial it, no problem, but bots tend to struggle. Bots also struggle with texts, in cases where I try to sign up for text updates but not want to divulge my primary number. I use this for the biz, as well as other transactions where I expect my information will be sold-- tire changes, hotel bookings, etc.

I have my landline. It's good for screening out spam calls and handing out to people who need it for a valid reason, but are likely to sell it. It's also a good backup in case the towers are down. With tornadoes, that's always a possibility. I'm in a rural area, and when we got their DSL, you needed a landline to be eligible for it. Now that they're fiber, I don't know if that's true-- but we maintain it anyways. --107.77.xxx.xxx

All my tenants have my cell. I also have theirs programmed in my phone, so when they call or text, I know who it is, then decide if I want to answer. As for a land line, I have one, but would never give that out to tenants. I used to carry two cells years ago, but with the I phone contact list, it wasn’t any necessary anymore. Currently we have 3 cell phones, 2 free ipad phones, a magicjak number and google voice. Only one phone goes with me for security. I only answer calls I know. It's programmed to tell me who is calling. Usually only answer to my husband until I get home as I'm usually on a mission if I'm not home. I have it programmed to ring in my car and will answer while I'm driving if I have time.

Google voice for rental openings. All calls go to voicemail. Once an actual tenant, they get a number I can be reached at, an email for maintenance, google voice for texts.

Emails for safe harbour deduction. Jogs my memory and proof for IRS audits regarding the number of hours of service we provide our tenants. Plus more info from tenants regarding service needed.

Ipads for banking, calling prospects or random others. The numbers change periodically. The ipads have the best reception where we are located and easier texting than our phones. When I need to use them for texting, I identify myself at the beginning of my text.

I'm with Robert J. We do alot of our own maintenance and don't want texts or calls that we have to pick up onthe spur.

The magicjak is great for traveling. When vacationing in cabins up north, reception is nil depending where you go. We went with a group of 8 and no one's phone worked unless they traveled 20-30 minutes away. Our magicjak worked at the cabin, so everyone used it to make calls. --23.227.xxx.xx

Text? I still have a little flippy phone, I don't even get or receive texts as its too bothersome. I'm not aversed to Hi tech,. (I even have a $K side scan sonar for my 1-3x a year fishing,)..5 fairly new TVs in my house,a super sound system, my car has an after market 1/4 mile starter for very cold warm ups or hot cool downs, of course GPS screens, dash cams all kinda of kitchen gadgets, robotic vacuum cleaners on each of the 3 floors here,.cams that monitors the outside of my house, far infrared sauna,gym equipment, several computers at home and office, ,..probably much too much stuff,.but if it sounds like I'm bragging about stuff I have,.well I like certain gadgets and can easily afford them at this stage of my life,.,since I have no real heirs to leave money to,..I don't feel guilty in spending some..(love gadget catalogs).but my cell phone,.. it runs on "steam" as I heard my secretary tell one of her friends.I like the little phone that fits in my pants pocket,..its hard to damage
