I am looking for the easiest online rent payment system that is good for the landlord and is easy for the tenant to navigate. I purchase a mobile home park and the previous owner accepted cash, money orders and checks. I stopped the cash , so now it is money order or checks. The tenants are low income and some are unbanked, so this will be a slow process but I am ok with that. They pay on time, every time.

Does anyone have suggestions on an easy online payment system, that doesn't hold the rent payments for 7-10 days, basically i want it deposited within 3 days of receipt. Need something easy to navigate, most of these folks are not computer or smart phone savvy. --174.105.xxx.xxx

If most of your folks aren't phone or computer saavy, not sure how they'd do on any online system. Do you have a bank that you can snap a photo of the checks and your bank deposits them the same day? That's what I use for checks; deposits on same day unless rent is over $1000, then the overage posts the next day, except not on Sundays.

This is a small MHP and a I have a dropbox at a trusted residents house. Cash is not an option, because the dropbox can be pryed open. I live 45 minutes away from this property and I don't want to be tied to having to drive that on the 5th of every month at 5pm to collect the rent. The previous owners gave them until the 5th to collect and I will probably change that to the 3rd in time, but bottom line is I don't want to be tied to being there on a specific day and time. I have other responsibilities. I will make the drive throughout the month to check on things but I'm getting tired of the being tied to showing up on the 5th to collect all the rent checks, when they can set up payment online and I can drive up anytime of the month to check on things without committing to a specific day. --174.105.xxx.xxx

We have just started using ClearNow and find it easy to use. Tenants found it easy to set up on their end. But all of my tenants have checking accounts. I can’t think of any options if your tenants don’t have checking accounts.clearnow also deposits to your account on the 4th unless it is the weekend or holiday, which makes it Monday the 6th.

Some of my tenants that don't have checking accounts deposit their rent in one of my accounts at a local bank near their property. My bank knows to give them a copy of the deposit receipt which my tenants then put in a drop box at the property. I prefer to get electronic deposits but with tenants who don't have regular bank account this works pretty well. --71.174.xx.xxx

In my 16 and 19 unit apartment buildings I had managers that would misplace rental payments and sometimes had them stolen. This presented me with a large problem. So I purchased OLD USED Safe with a Drop Box. Tenants would put their check, money orders or in some cases cash in an envelope and write their name/apartment number on the envelope, then sliding in the drop box slot.

These drop box safes weighed around 300 pounds and I placed them inside a hallway closet with a metal slot the the side wall accessible from the central hallway. --47.155.xx.xxx

Visit with your local bank and get up to speed with ACH.

Clear now is another provider of ACH service, You will take the rent, not wait to be paid. Make it mandatory, no exceptions.

I too operate a MHP, by requiring ACH payments, I have improved rent collection, improved resident retention, and saved myself hundreds of hours each year. --149.76.xxx.xxx

This is my process for 70+ units....

-each has a savings account assigned at a local credit union

-pay at the bank using that account number. Members of the bank can do a member to member transfer.

-Other options are Zelle network and venmo. if they use this method, each deposit will have their name to it. Easy to track.

-everything mentioned here has no fees. Most on line payment processing has fees or really slow to make funds available.

No mailing of checks for residential tenants. Commercial tenants, you pretty much have to accept it. Doller General does all their payments via check. Took me 8 months to get H&R Block switched to ACH payment. --76.77.xxx.xxx
