I wanted to get everyone's thoughts on this.

I have tenants that are going to be moving out before the end of their lease and exercising the ELT FEE. Thank you Brad and others.

During our discussion of the process, the tenants asked if I wanted the W & D as they had no way to take them with them and would just be getting rid of them anyway. There was no mention of any money. I told them that I didn't mind if they left them, but I just don't want a bunch of trash and furniture left behind.

My question is, if they left the W & D behind, would you give them any monetary credit for that?

I think they bought then new just after they moved in. I have no where else to put them if any new tenants don't want them.

Also, how can I use this to my advantage?

I really don't want to be responsible to pay if they breakdown and tenants would be less likely to take care of them if they don't own them.

I would tell them i dont want them and tell them to put them on craigslist or facebook and sell them.I am not rent a center so i dont want to deal with washers and dryers.I know some landlords rent them seperately and someone will come along with ideas if you want to do that.My area i dont need to provide washer dryers to get a tenant although i do need hookups for the tenants to bring there own.You just need to know what your market expects and go from there --72.231.xxx.xxx

While we were enroute to beach condo (I swear this happens more often than you'd think, last year it was a fridge.) yesterday, one of our fairly new tenants hit me with that: Dryer isn't heating. So I quickly (too quickly) replied, ok, I'm on a trip, let me see what I can do. Made arrangements for handyman to come get OURS out of my basement, take over & knew he had to change cord, then it hit me OMG, I did not agree to do this in lease!

So, now I need to talk to her when she comes on the last hour of the last day of grace, & kindly remind her to check lease, it is not furnished, only allowed to use until fails.

Absolutely best thing is NOT to have them in there or this is what you get.

If the washer and dryer work:

1. Sell them to new tenants, if they want to buy them.

2. Sell on craigslist or fb marketplace.

If you are feeling nice and they left on good terms and left no damage, maybe split the money and send them half. Otherwise keep any funds for your trouble. --75.7.xx.xx

I used to be an idiot! I would give tenants and clients money for their used appliances. Then one day a client asked if I wanted their old stack washer and dryer. I really wanted it but I was too tired to deal with it so I said, "No, I can't use a stack washer/dryer in any of my rentals".

So they said would I mind rolling it to the curb as trash. So I said you don't want them? Then I will take it for "parts". What I would have paid up to $150 I now got for free.... And that's the way it's been for the past 30 years.

I did have a tenant say that for $1,000, I could have his stove, refrigerator, washer, dryer and microwave oven. I declined to pay for them. So the tenant left them behind any ways. --47.155.xx.xxx

I would second Richard in MI's advice. It depends on your typical prospective tenants. Do the listings for open comparable rentals in your area include a washer and dryer? I had one tenant that insisted that his family bring their own washer and dryer.

I was in a similar situation when I moved out of a cottage. I sold my washer and dryer to the incoming tenants.

The W & D are their problems. They are trying to make their problems your problems.

So they do not want them. Either they can leave them or not. They can sell them on craigslist or sell using an add before they move.

I will not deal with a tenants property problems. I also will not pay for something left on site. I make it very clear that when possession is restored to me, they give up all rights to the unit and to anything left behind.

I give my tenants the option to rent a washer and dryer for $45/mo. I would keep them in the house while you’re showing it and upsell upsell upsell.

Tell them to leave them. Raise the rent and get more money for your property. Put a clause in the lease that you are providing them but they must pay for any repairs and they must leave a working set when they leave. I have one home like this. Another option maybe buy them for $300 and sell them to next resident for $500. Appliances are hard to come by in my area. They can be sold right in place with an ad on Facebook. --172.58.xxx.xxx

IF the W/D is in good working condition I would leave them in the unit for a possible sale to the next tenant.

If the sale doesn't work you could give it to your handyman or someone in need. Worst case put it out by the street with a FREE sign on it.
