14' wide singlewide, 1980, wood siding, 3 bdrms, 2 baths. We recently remodeled to include new countertops, backsplash, stainless steel sink/faucet, couple of new light fixtures. So we rented it to the same guy for over 5 years, his 1st baby mama was a nice lady, clean, good job. The last couple of years it has been a lot of drama, he finally left to get away from her I think. She was pg with #2. A very nasty housekeeper. I had to spray degreaser under the fridge, let soak, & scrub with a brush to get it clean. (all this to say the very BEST screening can go sour after a few years, he was working at the prison & got fired for hitting an inmate, 1st GF had a county job in social services, can't get any better than that for a singlewide, IMHO.) So, he became a truck driver, did the best he could.

I know, TMI, my real question:

This unit has a large sliding glass door in the front end, almost all of the way across, kitchen cabinet comes out from wall about 2' on one side, and wall comes about 2' on other side. I'm at beach or would measure it, it just hit me looking at my slider here that the one in the trailer seems so much larger. I went to Walmart & was going to buy a 120" rod & couple of large hole drapes to cover it, no tenant has money enough to buy verticle blinds (we threw away).

What do you guys in a c/d rental on a huge slider? --47.133.xxx.xxx

Any more it doesn't matter. The are not taken care of, even with my in person instructions on usage. But home depot has the cheaper version complete in the box. And that's what I put up. Mainly cause the brackets haven't changed just snap it back up. Another option I've considered is the window film, that would give privacy let let light in and block sun in summer. Easy to put up, cost about the same. Either way remember you should only be paying for this once... Then if damaged it comes out of deposit. --172.58.xxx.xx

For C and D units, your tenants likely won't care about small details like what type curtain or curtain rod you have, if any at all. I use the heavy duty C style hooks get from Habitat restore, 4 or more across the width. These need to be heavy enough to hold the weight of the curtain rod, the curtain, and a couple good size cats climbing on them. Once installed, I get a length of 3/4 inch steel conduit/pipe at the material store and some shower curtain rings at the dollar store. Cut the pipe to length, add the shower curtain rings and hook whatever kind of curtain you can get at the thrift store on it. Consider the whole thing as a throw away. You're not going to clean them after a tenant leaves. The tenant may even take them along when they leave.

There's no need to spend a lot on a nice curtain. If you did nothing, the tenant would likely just nail up a sheet, an old flag,a blue tarp or a bedsheet over the opening. --75.7.xx.xx

Copy that Richard, I'd rather it be cats climbing it than kids, that means coming out of the wall!

We have a Restore in C-ville, Lynchburg, and Farmville, I need to check them out more often. Gotta see if I can find some of those luan doors we were discussing on here the other day. Just noticed one in a small bath, has literally "shredded" across the bottom, maybe a kid picked at it, looks like a graph going across. --47.133.xxx.xxx
