Getting ready to bid out roof replacement on a couple of homes. I know prices have changed a bit since I last did roofing jobs; just wondering what other LL's are paying per square (labor only) for installing regular asphalt dimensional?

Upfront a seamless metal panel roof will cost more then a shingle roof but the life expectancy is a lot longer where steel roofs do not have prorated warranties. In the event of severe weather metal roofs are much more durable. In the house and apartment buildings steel roofs last. In 2005 installed a steel roof on the house where the house next door has gone through three shingle roofs. Almost every roofer in town does not want install a roof that is going to last up to 30 years where they go out then buy the cheapest line of builders line of shingles then there is repeat business. If replacing a roof over a longer period of time the upfront cost decreases as the life expectancy is many times longer. View some videos on You Tube about different types of roofs. I have an approximately-1300 sf duplex that my guys are doing a shingle roof on earlier today. To remove three layers of existing shingles, install new felt, nail on 3-tab 25 year shingles, r and r leads (not sure what that is), and install new metal edging-- that runs just under $8k.
Don't know the breakdown in labor vs materials. If I do gutters, I'll probably do them via my handyguy rather than via my roofers, but my budget is elsewhere at the moment. I'm not actually seriously tackling this project until next year--- but I'm getting major systems taken care of first. --137.118.xx.xxx |

I sub contracted out 16 roofs over the past few months. My average cost all in per sq was 185 per . Now shingle prices are up about 14 per sq. So I would figure $200 per square all in. Ymmv --66.169.xxx.xxx |

I just priced a house and it came to $455 a square,i had it patched and waiting till spring.Deanna why 3 tab? architectural shingles last i checked are cheaper due to volume being produced,look better and last longer --72.231.xxx.xxx |

Ken, I've actually been trying to move towards metal roofs, because we've been getting a lot of wind storms the last few years. In this particular case, I just wasn't thinking. ;) I was preoccupied with some other projects, my usual roofers have been tied up for months out-of-state (and got rid of their office storefront during 2020), and my actual focus was getting quotes for a commercial building roof we're trying to get closed on. Asking for a quote on the duplex was just an afterthought since they'd be in town anyways-- but I gave it the greenlight before I remembered, "Oh, wait a minute..." :) --137.118.xx.xxx |

We pay $45 a square for labor for single layer tear off and replace. $65 if there is 2-3 layers. We provide the dumpster and have all the materials on-site. Also, ask your roofer if they have any materials for sale --68.1.xxx.xxx |

FYI Do not install shingles in cool weather. The nail gun cracks the cold stiff shingle and the sticky stuff does not get warm enough to seal. Dist blows under it and ruins the goo. The wind will then lift and crack off the shingle.
Hot weather makes for the best installation.

Brad, thank you for your input. I thought I'd try to get roofing done during the down season with lower prices and more availability. What is the lowest temperature you would go for an installation? We may have some warmer days in December, but I wouldn't do it in Jan or Feb. Also, since you're close to my local area, what kind of prices are you getting? --107.221.xxx.xx |
