Hello,

Had to evict two tenants recently and through the small claims process a judgement was awarded on one of the tenants the other tenant moved out of state and I was never able to serve the small claim complaint, so the case was dismissed.

I'd like to make sure the eviction shows up in their credit history when they apply for another apartment. I would also like the judgement to be reported to the three credit bureaus.

I called the telephone number on the MrLandlord website regarding credit reporting and collection but they will only report this information if they can also handle the judgement collection.

Does anyone know of a method to report this information so it will show up on the credit histories?

Bob, Google Tenant Tracks who bought out Landlord Connection in NH. I know they track evictions and offer credit checking services. I haven’t used them because I use Mr. LL but I know a lot of local landlords that are members. Maybe they have a way to report. --75.67.xxx.xxx

credit bureaus have programs that pick up on court proceeding.

When we file a civil proceeding its placed in the public domain court record and is followed to it's conclusion. Each motion is documented and final outcome also. When judgments are entered the court TAPES (that's the name I was told years ago) are picked up by credit company's.

If you have a court case you can bring that number to the court house and ask (for a fee) the documents to be printed for you.

Now that may or may not be the way each state or court handles it-- here in our court house its done that way. How else does it get shown on a persons credit report?

I'm not sure if Mr. LL reports to the credit company's directly or they receive the TAPES from Jeffery's clients?

I can't imagine you can just send stuff to the credit company's because we'd have every tom dick and harry trying to ruin peoples credit with egregious reports. (aka lies) --99.103.xxx.xxx

In SC anyone can access the SC Courts system via a - Public Index search, no password required, to determine the status of Judgements, Evictions and many other court proceedings against a person.

It is my understanding that credit bureaus have access to the noted court proceedings.

we love the fact we can check local court records by ourselves BUT some counties you have to go to the records room-- you can't do by internet.

PG points out the credit company's have access to court records-- it wouldn't make sense for them- the credit company's to allow individuals to report-- that would be a nightmare. --99.103.xxx.xxx

1. The credit bureaus all check public records and report judgments without the creditor doing anything. This will be on the ex-tenants' credit reports soon.

2. Get over it. There is nothing personal here, it is a business. You are too vindictive. Let it go. You need to get the property ready for the next tenant, and let go of your anger. Try to collect, if that is possible, but get rid of the goal of revenge.

Their next landlord will run a court search or credit check or call you for a reference and discover this. Or the next landlord will not do his due diligence. Either way, it is NOT YOUR PROBLEM. Move on.

I don't think evictions show up on the credit report. Only judgements show up. If you want to see evictions, you have to pay for an extra report.

While I can be vindictive, I also firmly believe that landlords should stick together and that means warning other landlords about bad tenants. Get that eviction to show up somewhere and it might help another landlord in the future. Both those deadbeats will be renting elsewhere and stealing and causing trouble wherever they are.

It's my understanding that as long as you get the judgement recorded, the credit bureaus will pick it up..... unless of course our overlords decide that it is against the law for the credit bureaus to record any judgement pertaining to housing. Just like they have limited what criminal activities can be reported.

Ask at court to verify the judgement was recorded. Some courts actually charge a couple of dollars to record a judgement. --76.178.xxx.xxx

You now have to pay for a separate judgment report to see if an applicant has a judgment. Judgments are no longer reported on credit reports. This stopped in 2018.

Can

t speak to your state laws, but in Pa you have to go back to the local judge after the appeal time frame has lapse and have them sign the last line of the judgement to make it a judgement of record.

Without doing that final step, the judgement is not official in Pa --24.101.xxx.xxx
