Tried to hire an appraiser to put a value on the 1/1 house I have for sale.

Want to make sure my listing price is on target.

Refuses the job (to for any price) because it's "too much work" compared to the others he has to do.

Well, at least he was honest - once I finally got him to return my calls.

So typical of many in real estate & rehab related fields these days. So much low-hanging fruit, "nobody" wants to do small/slightly challenging jobs.

It's nearly impossible to find tradespeople to do rehab work for a "little fish" like me. It makes my entire job much more difficult, time-consuming & expensive.

Are y'all seeing the same thing?

Same thing here.

I'm shifting to only doing a good cleanout, clean up and mow, trim trees and remove any dead ones and sell as-is as a fixer upper.

By the time I pay high material and labor prices plus the delays, I probably make about the same as I would for doing it all.

There's a big shortage of affordable homes of any kind in the area, so anything put up for sale has offers. If it's discounted for the repairs needed,it sells quick. --75.7.xx.xx

Granted, they are supposed to go out in increasing concentric circles, but he probably has 10 3/2 ranch houses coming his way each week, he doesn’t want to mess with your stuff. Yes, big time. Most contractors are so busy they don't return calls. My real estate agent is not doing appraisals as they are creating problems when a price is agreed on, then an appraisal comes in lower than the price and wrecks the deal. --216.23.xxx.xx

DJ, what are SFH selling per square foot in you area?

In swmo that 1/1 would be priced around $40k and the square foot would range from 650 to 800 and this would be a C hood.

Nothing fancy but livable with a wall furnace and a window shaker.

Yes, we do have issues with finding subs for smaller jobs, I have found a handyman with a helper, sometimes I have to wait a week or 10 days but that’s just the way things roll today. --66.76.xxx.xx

Yes, I think business people are all getting smarter and with fewer fish in the pond they can be more selective.

Same with LLs right now: rentals are in short supply, so we can be picky and charge premium rents. I don't blame anyone who wants to streamline a business.

If all you need is a solid price, I would hire a competent REALTOR to do a BPO, which they'll usually do for free if you list with them, or maybe a couple hundred bucks depending on the number of details and comps you want. Often agents are more in tune with the price of what houses are selling for now vs. appraisers who look at what sold 90 days ago. The amount could be as much as 10% more today than "back then!" Go to your largest local brokerage and ask for names of agents who have sold multiple houses in the hood where your house is over the past 1-3 months. Or just drive around and look for agent signs in the front yard.

My personal Comps calculation is $113K, based on similar sized 2/1s adjusted.

3 Realtors told me anywhere from 90 - 130.

Got it under contract this afternoon for 115. Hopefully, it will go to closing.

I agree with respecting anyone's right to run their business in a way that's best for them.

Just commenting how their best does not agree with my best : )

"Just call another one". Yes, and another, and another(over hours & days & weeks), and settle for someone less qualified because they are the only ones looking for work - way past the "hoped-to-have-it-done-already" date.

Just the way it is right now. Hoping it will even out a bit.
