As of 9:00 AM today, I am no longer a landlord. I am just some guy with two vacant rentals to fix up and sell. My remaining tenant left rather than be evicted and I changed the locks.

The last five years have been very much of challenge for smaller rental housing providers where the rent free for all has caused many problems where services must continue when the funds to do that are being taken away. When ever buildings are sold you no longer own rentals but will always think as a landlord where one hand you retire and other hand the line of thinking does not change. Owning rentals in difficult times learned a lot of skills on renovations along with repairing appliances, electrical, plumbing, heating. While the left wing extremists are so far out of reality where if one turned over some rental complexes to them it would be like a Cinderella story where suddenly the clock struck twelve where in six months everything would deteriorate. It is easy to be a critic where in life they have accomplished absolutely nothing at all. Suppose that in the province of Ontario the provincial government emptied the treasury there would be enough money to completely buy out all the rentals to convert to the non profit utopia. --99.236.xxx.xxx |

When the City of Los Angeles found landlords that to buy and fix up units for $50,000 each, they had to take action. Why, because it cost the City over $150,000 per unit, making them look bad.
Now when the City finds a Landlord/investor who can establish a good unit for under $200,000, they again have to take action. Why? Because it cost the city around $750,000 per unit, making them look like greedy incompetent fools, which they are. --47.155.xx.xxx |

Congrats on getting out and gaining FREEEEEEDOM!
This past year I had more reason than ever to consider my exist strategy. I'm not sure I'll ever get out 100%, but I'm not ruling it out either. As Govt makes it less certain that a small time LL can operate profitably, I will continue to adapt, adjust, and move on. If that means moving from residential into commercial, that's what I'll do. If the wealth stealers decide anyone who makes over $X must be punished and I'm in that "over $X" group, then I'll sell enough to get below that group.
I confess, I'm a bit jealous of you, but in a good way. I want to be like you when I grow up some day. Having your time back and no "my toilet's clogged....the bank screwed up my check..." etc. I don't deal with that much any more thanks to systems and processes, but still...just knowing that your phone isn't going to ring with a tenant-initiated disaster is priceless peace of mind, I'm sure!
So what's next? Going to take some time off? Start another venture? Go learn something new? Travel the world?
