Fully furnished, down to the dishes and cooking utensils in the kitchen. Two sets of linens, beds, etc. All utilities including high speed internet included. Yard service and maid service included.
We target traveling people with temporary job locations. Our target group currently gets $97 a day (per diem). We charge that amount. Our guys are here typically for six months and have replacements when they leave. In 4.5 years we have had only six weeks of empty time and that was due to COVID. We put them in class B houses that would normally rent for around $1250. We collect around $3k, but of course have higher expenses. It's a sweet deal.

Brad, strictly word of mouth, but that is more than good enough.
It's a specialty market. We cater to the military. The military has six month recurring assignments. The people here for those assignments can stay on base, or in a motel... or in a private house! Which would YOU choose?
Since the assignments are recurring, we only have to get the first one to have a (hopefully) endless stream of replacements. So far they all say this is the best deal they have found on six month assignment. We want to keep it that way.
This past rotation we had one more wanting a house than we could supply. The market is that tight.
Suite type motels cater to this same market. Look for new ones going up, and you have that market in your area. --158.115.xxx.xx |

Yes, $100 per cleaning. I could get cheaper, but I could not get better.
I need a cleaner who is honest to a fault, reliable, and likeable. That's hard to find, and my cleaner is worth what I pay.
She has great relationships with the tenants, they all love her. And she reports issues and/or potential issues quickly. She also buys all the staples for the houses: TP, cleaning supplies, etc. I pay separately for those. --158.115.xxx.x |

Some costs vary. Most are constant:
House are paid off. We ran out of houses last year and sub leased one (owner knows what we are doing). That house is $1050/month.
We furnish our houses with basic stuff. Sturdy but fairly cheap. We buy secondhand furniture when we have time. Mattresses, linens, TVs, kitchen appliances, washer/dryer, dishes, silverware, curtains, propane grills for the back deck, blinds, etc. Anything you would get in a motel room we provide.
electric, water, sewer, taxes, insurance, internet, yard service, maid service, a few repairs along the way,
We collect roughly $3k/month and expend roughly $1400/month. Tenants are the very best quality; we have never yet gotten a bad one. We pay our current tenants $250 finder's fee to sign up their replacement coming in. So far, 100 percent in 4.5 years. It's a sweet deal. Wish we had twenty more just like them.
However... with the current regime, the military budget will undoubtedly be cut, and all good things must come to an end. Meanwhile, we will ride that horse into the ground. --158.115.xxx.x |
