We met a lady that we had shown the sex offender house to and she didn't want that, so she came to one of our singlewides tonight. Came prepared. Brought 1,300.00 cash for deposit & 1st months rent. We signed the lease, so went up 25.00 and did not miss a months rent! Whoo who.
Getting back to sex offender house, I have been sick as a dog since Thanksgiving, some kind of upper respiratory infection. Running a fever, coughing, sneezing the whole 9 yards. But DH was busy with handyman yesterday, so I rallied like the trooper that I am, & met the guy & his daughter. He really liked the house, works at the prison next county over, they vet them real well. Sent us deposit with Zelle, & 1st months rent today, even with no lease, I didn't take it cause it jinxes it every time. I have a key hidden outside I can tell him about, he e-mailed me the application, so I'm not worried.
So I might do business a little unconventional at times, but it usually works out.
Also on the plus side, I scrubbed/mopped a 14 x 65 singlewide from stem to stern today, trying to finish getting it ready. Whew! --71.219.xxx.xxx |

Also met a lady that also works at prison in my county and collected 750. rent for a doublewide. We'd only been getting 650.00 for 6 years, they were late most every month so got the late charge, they were the ones that caused a dispute with neighbor/former owner's mother. So they slapped a no trespass notice on us because our tenant called the police on them for loud music. It was a shared drive and it cost us 4,000.00 for a new drive on other side of the property but we like it so much better.
Jason, I checked him by the statewide criminal/traffic, and civil in all area counties where he lives & works. He was living on a horse farm of his GF and they broke up, he's 56 & daughter is 27. No I didn't run credit. I know I should. --71.219.xxx.xxx |

Jason, you run your business your way and I'll make my own decisions, thank you very much! If you think "one size fits all", I just don't know what to say about you.
I deal with a lot different type of property than you do, and the people are probably a different class too. Today's market sucks. I did not rush into anything with this guy really, he had answered a Craig's List ad back in October. We have been back & forth for a while. Well I say "Congrats" to ya! Being a tight rental market for tenants actually helps us LL's keep our vacancies down cuz tenants know they have few good options if they screw up and get booted. They are often dumb but they're not totally stupid either. They know the rent market is insanely of the charts. I find things actually do work out. --73.184.xxx.xxx |
