What wording do you have in your written criteria when roommates apply for your apartment or house? I want each to fully qualify so that if one moves the other can still pay. And what about the deposit amount required up front, and then returning the deposit policy if one moves out. Thanks.

People get roommates so they can afford a place that they couldn't on their own. If they could afford to live alone there, they probably would. So requiring both to qualify on their own defeats the purpose of getting a roommate.

I require the same HOUSEHOLD income I would for a married couple (who could also split at any time! In fact I've had more couples split up than roommates.)

If the original set of tenants split up, they either both leave or one stays and gets another roommate or partner, who has to qualify and pass background check just like original.

We usually do an addendum, signed by all three, that takes the original off the lease and adds the new one. The original gives up all rights to the deposit I hold - the addendum states that their portion is handled privately between the group - and the new one agrees to abide by all the original terms and conditions of the lease.

The deposit is returned to the final set of tenants when they finally leave. --50.82.xxx.xxx

Same as WMH except my addendum also states incoming tenant liable for any damage done since start of lease. So if someone punched a fist through the wall and covered it with a painting, I don’t want the newer tenant saying it was there before I moved in. I had a couple and a friend move into a 2 BR. After a year the friend moved out. They brought me in to look at a broken blind and mark on the wall. Mark was nothing. I gave them the option of paying for the blind now or pay your roommates now and it comes out of security deposit at the end. Normally, you can’t see all damage until it is empty. In that case the couple signed they would be responsible for any damage done by outgoing tenant. --24.61.xxx.xxx

In this area the University/College rentals are renting apartments by the bedroom. Each resident has a separate lease with a deposit for their private area.

The new floor plans show each bedroom with its own on-suite bath, and a large great room/kitchen shared area.

Of course when they advertise, the ad reads $300-$500 for a one bedroom. Throws off a market analysis, because it is really 1200-2000 per apartment.

When I have rented to student roommates, the initial deposit stays with the property. The new Tenant has to buy out the old roommate. Personally, I got tired of the "It was like that when I moved in". So, I tighten up my criteria. If I rent to a student, it is usually grad students, who don't want to live close to 'studentville'. --173.31.xxx.xxx

I comply with Fair Housing Law by being consistent with all applications. We screen based on combined income.

You are not allowed to discriminate based on the relationship of the applicants - roommates, same sex couples, hetro couple, a 19 year old girl applying with weird 57 yo man.

I do what WMH and Still wrote.

I got burned in court ONCE because I released a roommate. At move out I discovered the siding was melted from a grill. Exisiting res said the roommate who left did it. The judge said I had released her.

In the real world roommates tend to leave at the same time, either when the lease is up or when they get tired of fighting and they take a roommates place at a different home.

Be CERTAIN your lease has an Early Lease Termination Fee. We collect MANY ELTs to let one person off a lease. Roommates, splits, divorces.
